From modest beginnings in a basement in Rathgar in Dublin in 1980, the former bank manager has grown Wyse Property Management (WPM) to easily become the largest residential property management company in Ireland with a straightforward and hands-on approach that has seen the success achieved through attention to detail.

Another breakthrough for WPM came in 1983, when Peter Cosgrave of builders Cosgrave Brothers asked Wyse to set up a company to manage Belville, a new apartment complex in Donnybrook in Dublin. Joe Cosgrave states: “Joe did so well that the model was copied by almost every management company.”

The company has grown very quickly and today employs more than 70 people. She managed, remarkably, to retain all of her employees during the 2008 property collapse.

Wyse was also innovative in establishing a computer business with software specifically designed for the Irish apartment market by technical director George Murphy and in creating new types of leases.

Joe Cosgrave believes that part of Wyse’s success is due to having “a great way about him … he was a bit of a psychologist, a problem solver rather than a problem creator”.

A letting agent who stole nearly € 70,000 in tenant deposits from his employer over a two-year period to finance his gambling addiction received a suspended sentence.

Richard Power (35) regularly logged into his employer’s letting agent’s system and changed the bank account details of tenants who had made deposits at the start of the lease and were due a refund, the Circuit Criminal Court heard of Dublin.

Power changed the tenant’s bank details to their personal bank details to receive the refunded deposit, Garda Dabhach Dineen told Diana Stuart BL, accusing. He then reactivated the account details before anyone noticed.

The defendant, domiciled in Tudor Lawns, Foxrock, Dublin, pleaded guilty to stealing from his employer, Wyse Property Management Ltd, between June 2018 and June 2020. The amount stolen was € 69,530. . the court heard. He has no previous convictions.

Delivering the ruling on Monday, Judge Elma Sheahan noted that Power has now repaid all but approximately € 7,500 stolen funds through a combination of her savings and her parents’ money.

The judge said that the fact that he suffered from a gambling addiction does not justify the offense, but puts it in context. He said he had no doubts that he had learned a valuable lesson and paid a price for what he did.

Judge Sheahan sentenced Power to three years in prison, but suspended the sentence in its entirety under strict conditions, including repayment of the amount due within six months.

In an earlier sentencing hearing, Garda Dineen said Power had been employed as the company’s lease manager for four years. Her duties included viewing and inspecting properties, entering into leases, and making contact with tenants. She had 75 to 80 properties in her portfolio.

In May 2020, her supervisor learned of tenants who were waiting for the deposit to be repaid and who had not been able to contact Power. When the supervisor found that there was no deposit held for the tenants, an audit was ordered for all of Power’s properties.

Numerous anomalies were discovered and Power was summoned for a meeting. She admitted that she manipulated accounts and stole money from the company to finance a gambling addiction. She said she was being counseled for this addiction.

Soon after, Power repaid her employer € 10,000, the court heard. He is currently unemployed, lives on his parents’ property and is on unemployment pension from the pandemic.

Defense Dean Kelly SC said Power cooperated fully with gardaí when they interviewed him about the theft. He told them, “I just want to tell the truth.”

Mr. Kelly said Power was “constantly” playing with her friends, as is often common among young people in their twenties and thirties.

Her client has suffered from mental health problems and is continuing her rehabilitation journey. She is unlikely to relapse, the court heard.
