Of course, there are many other features and the building is brand new, but this is one feature that is often mentioned.”

Unlike traditional multifamily buildings with rolling leases and renewals, students are a less predictable group of tenants. Because many graduate, study abroad, or sublease at the end of a semester or school year, the turnover trajectory is different from buildings with a primarily non-student population. “We’re so close to the university that a large majority of our residents are students,” McNeese said.
“We have about half of our tenants moving out in July, and we have the other half of the building renewing their leases,” said Leasing Assistant Teddy Lauzier.
With this model comes a unique challenge: how to efficiently turnover dozens of units over the course of a few days—without adding staff or sacrificing quality.
A fully integrated hardware and software product, is more than a lock. Along with a resident-facing app, building operators and property managers use a web-based manager application to create a building’s accessibility architecture and provide access to residents, guests, and staff.

Instead of handing over physical keys, a resident needs to be added to the system and granted proper access to the building and its facilities. “It takes no more than a few minutes to delete a user and set up a new user with the proper credentials,” Lauzier explained.
After training with the team, Cascades staff began using the manager to provide safe and convenient access to their residents at every door in the building, including parcel rooms, and private residences.
Lausier and his team started using a manager last year for their busy move-in season. “We used Excel spreadsheets with everything that was going in, and they were uploaded to the manager. It didn’t take long,” he said.
Allowing for flexible access sharing, maintaining building security and privacy, and allowing for designated door access, Manager allows employees to manage buildings remotely. Instead of being on site to provide access for maintenance or guests, everything can be done from a desktop or smartphone.

“This was the first time we had used this product, so the opportunity for failure was high and the opportunity for a lot of headaches during our busiest time of the year was definitely on our company’s mind. But we took the risk, and it worked out,” McInnis added.
Ease of adding and deleting residents, elimination of mechanical keys, and remote access all create the ideal system for a combined cascade team.
“Since all of our leases are year-long leases, there is little time for maintenance to transition apartments into occupancy. They have a lot of work to do in August,” McNeese explained. “In many other complexes, they have regular keyed door entry, and the maintenance crew has to rebuy all the locks so that the old key doesn’t work for the new residents in the same apartment.”
Now, instead of maintenance staff physically changing the locks during the busy weeks of the August move-out, the Trimark team only has to make a few quick updates to the software system. “We can do it all in the manager,” said McNiece.

Maintenance of the system throughout the building is also simple and easy. “I pull up the manager app once or twice a week, check the battery levels, make sure things are updating,” Lauzier said. “Now that we have such great success, the maintenance crew’s comfort level has increased.”
The manager’s ease and speed, positive feedback from maintenance staff and residents have made a distinct impression on Trimark staff. “I’ve been advocating for the broader use of products in our buildings,” McNeese said.
