The honor is a highlight of the annual Pinnacle Awards hosted by the Building Owners & Managers Association of Greater New York (BOMA) to celebrate the city’s best-managed office buildings.

It was a flurry for building manager Lauren Hammer and her team who, earlier in the night, also picked up the Operating Office Building Over 1 MSF template.

“There are a lot of people to thank for this award,” Hammer told a crowd of 900 at the event at Pier Sixty at Chelsea Piers. “From the cleaning, engineering and security staff, many of whom have been in the building for over 20 years, to the leadership team, especially Ed Piccinich, we have all worked together to achieve the high standards worthy of this award.”
Management teams from buildings across the city were recognized in 11 different categories for the New York round of the BOMA International TOBY (Outstanding Building of the Year) competition. Considered one of the industry’s most difficult recognitions to achieve, winners are eligible to compete in the Mid-Atlantic awards and the BOMA International TOBY competition. Grand Pinnacle is the winner with the highest score in all categories.
Built in 1929 as part of the Metropolitan Life headquarters, 2.3 MSF 11 Madison Avenue is home to juggernauts Credit Suisse and Sony. SL Green management has allowed both the banking giants and the international corporation to work together in the headquarters which is a building within a building. 49 elevators transport tenants from the trading floors to auditoriums, offices and lounges and the building has its own ice rink and LEED gold certification while maintaining its status as a National Historic Landmark.
SL Green also collected the Historic Building Pinnacle for its restoration work at 420 Lexington, also known as the Graybar Building. Property manager Paul Palagian collected the award that accounts for the millions of ownership spent developing the tower he also calls home. “We have over 260 tenants and SL Green corporate offices, so it’s a very busy building,” Palagian noted.

And Endrit Kukaj of REIT was honored as Manager of the Year (3-10 years) for his work in operating and managing more than one million square feet of property under the SL Green purview.
Other big winners that night were Silverstein Properties, which received the New Construction Pinnacle for 3 World Trade Center. Collecting the statue, site manager Larry Silverstein thanked chairman Larry Silverstein for his “commitment and perseverance” in rebuilding the World Trade Center. Now more than 55 percent leased and backed by media investment firm GroupM, 3 WTC is hailed as a “model of transparency and stability.”
Silverstein’s Stephen Nathan became the first BOMA member to win the organization’s Chief Operating Engineer of the Year, an award presented for the first time this year. After joining the company in 1984 as an assistant engineer, Nathan rose to become a senior engineer responsible for the operation, maintenance and repair of all mechanical, electrical, plumbing and firefighting systems at 3 WTC.
Cushman & Wakefield’s Francis Noonan won Performance Engineer of the Year for his role in maintaining Met Life’s headquarters at 200 Park Avenue.

H&R REIT’s Lawrence Spahn was named Manager of the Year (10+ years) and, in one of the most touching moments, Laura Belt-Ponomarev collected BOMA’s Outstanding Member of the Year award as her father Tom, former BOMA president. , shed tears on the side of the platform.
Ponomarev runs his family’s 58-64 40th Street Corporation, a company founded by his grandmother and aunt, and oversees all aspects of the properties that now operate within the family portfolio.
He told the crowd, “It’s unusual for me to be able to work with a parent and to be able to call that parent a mentor and a friend, so I thank my father for giving me the opportunity to do what I’m doing.”
Ponomarev also praised BOMA’s work in “raising the bar” for building managers and providing a platform that helps elevate the profession. “BOMA has given small building owners a platform to express their voices and for that I am very grateful. They have provided tools that help us learn and opportunities that help us expand our networks to make our properties and our business better.”

Vornado Realty Trust’s conversion of 90 Park Avenue has won the company Renovated Building Pinnacle. Manager Adrian Sierra took home the award that recognizes Vornado’s effort to rethink the building it bought in 2015 with 70 percent of its leases expiring at the same time. The award was accepted by Cushman & Wakefield CEO Sharon Hart.
BOMA-NY President Hani Salama, SVP at Capital Properties, praised all the winners and nominees for their “commitment to taking New York real estate to new heights.
