Beautiful place to live! However, it is very difficult to reach the office staff. There always seems to be a problem with the pool pump/heater. They have recently raised the rent quite a bit so it is frustrating to pay so much when amenities are often not working.
Worst place I’ve ever lived! The pool breaks down at least once a week, the grill rarely works, the gate went months without being fixed, when you need maintenance they never answer your calls, the current manager doesn’t walk, she drifts, she never has time for the residents. These people believe that by giving away pizzas they can continue to sell the lie that they are a luxury. Be very careful when you decide to leave this place, they will make it impossible to get money from you anywhere! It is not for nothing that more and more residents leave them and last for months without being rented.
Terrible communication with the rental agency, moving in was a nightmare. The pipes inside the walls click randomly. The wall is so thin you can literally hear everything your neighbors are saying. Complained multiple times, never resolved. The security gates are not working. There is a smell of dog urine all around the buildings. Rent increases of $300+. Should be smoke free but isn’t. I have been renting for the last ten years and this is the newest complex I have stayed in and is by far the noisiest. The only upside is that they are aesthetically pleasing but definitely not worth the 2k for a 1 bed 1 bath to live in a sub par location in Sarasota. Go elsewhere!

Nice amenities at first, but the current and rising costs are not worth it for broken/unusable door locks, gates, broken grill, broken fire, spotty wifi, etc.
Lincoln Property Mgmt’s indifference to the safety and quality of life of the tenants seems to have no minimum. Gated Community – Not !! – the security gate hasn’t worked since May – the security sounds for the apartment buildings haven’t worked since July 2020 – most of the property’s security cameras don’t work Quality of Life – only 3 grills and they’re damaged and barely working – no real social activities – few and far between – adding insult to injury – pool stain cleanup was supposed to start on December 26th when most people are on vacation and family is visiting. Can’t use the pool, can’t use the pool area where the only fire pits and grills are located. I would love to think this is a result of ignorance about the timing of this – but I know this is the total indifference Lincoln Property Mgmt has for tenants.
The place looks great…but – security is a joke, the security gates almost never work, parties by the pool in the middle of the night, property stolen. The list goes on and on. – dog poop everywhere. Mgmt has been saying for over a year that they take care of it with a so called Poo Prints program. If you believe that I have land to sell you. – pool heater never worked during the winter months. – parking can be a joke. The mgmt company did a poor job planning this out. I could go on but you get the point – don’t be fooled.
A month ago To be honest with anyone looking at these reviews I do not recommend living here at all! If you want to contact the office, good luck, they don’t answer calls or emails. If you have a dog, prepare to invest in a bark collar because you will be constantly harassed with notes on your door. We’ve been counting down the months since we were able to move out because we stupidly escaped our previous apartment downstairs due to the noise only to go upstairs and experience the exact same noise level. Don’t move here and save yourself the stress.

We had applied, didn’t get approved, didn’t get denied, nothing and they won’t give back our admin fee. stay far away other companies give back the administration fee and keep the application fees. Please stay away! So glad not to be moving in.
We have lived here since March 1st. The amenities have been closed since then. I have called many times to see when their schedule was to reopen but all they say is they will let us know. We can’t cook on the grills, go to the gym, go to the pool, wash the dog or go to the playroom. The convenience is why many of us live here. The state is in phase 2 so why aren’t the amenities open?
The property is beautiful as well. We have lived here for about 4 months now and have had a pretty rough time. The walls are sooo thin, so you can hear everything. from your neighbors. You can hear dogs barking from 5 units away which is a problem. You hear your upstairs neighbors walking, turning on the water, opening the door, everything. We got very unlucky and our upstairs neighbors keep us awake and we wake up when they do. We contacted the office to report this problem and nothing changed. Many times. We then contacted them to move to an apartment on the upper floor. This apartment was much more expensive than the current one – but we were willing to pay it for some peace and quiet. It took them a whole month to answer us if this was okay or not. If you are looking for a nice apartment I say go for it! If you are looking for a good responsive management if you have problems like
