How To Qualify And Deny Rental Applicants The Right Way
Applicants must have no felony convictions (violent or real estate related) and/or felony convictions for the illegal manufacture or distribution of a controlled substance within the past 7 years.
The guide below will help you determine if you pre-qualify for a Decca rental house or apartment. You must submit an application for Deca to determine your eligibility. We encourage each resident to read the following rental standards in their entirety and to contact our office with questions.
Your net monthly income should be at least three (3) times the monthly rent to rent a Deka house or apartment. Assistance from agencies and housing subsidy will be considered as a source of income and will be valued at one and a half (1.5) times the monthly rent. You need to provide proof of income.
If you have liquid assets that prove your ability to cover rent payments, you may be exempt from the income-to-rent ratio (proof of assets required). If you have a current mortgage, you must pay three (3) times the rent plus an amount sufficient to pay off the mortgage.
High Quality Rental Homes In Great School Districts
A solid rental history (or mortgage) is very important to qualify for a Deka home or apartment. You are required to provide a rental reference within the last three (3) years confirming at least one (1) year or more of valid and verifiable rental history from a third party landlord. If you do not have a rental history or your rental history is less than 12 months and you meet all other requirements stated herein, a non-refundable rental history fee of $250 or *a qualified co-signer is required. DECA will contact your current and previous landlord to determine whether you have paid rent on time, complied with the terms of the lease, and properly maintained the applicable rental property.
If your rental history includes any of the following within the three (3) years prior to submitting your application, you are not eligible to rent from Deca Property Management. Activities of Landlord/Occupant include, but are not limited to:
