Realco Property Management – SAN ANTONIO, TX, April 16, 2015 // — USAA Real Estate (“RealCo”) today announced the recapitalization of an industrial portfolio of 25 major assets located in 11 states. The transaction entailed the acquisition by the new investors of shares in the portfolio held by the original investors. The acquisition price was set by competitive bidding. The RealCo affiliate will retain an approximately 10 percent stake in the recapitalized portfolio, while RealCo itself will act as an advisor.
As part of the portfolio recapitalization with Prudential, $185 million in new debt financing was arranged, backed by 10 unencumbered assets, which together represent 5.9 million square feet.

In total, the portfolio consists of 14,175,572 square feet of primary and secondary industrial properties, plus two additional 73.8 acre parcels of land. Properties with an average age of 9 years are located in California, Florida, Georgia, Illinois, Indiana, Kentucky, Missouri, New Jersey, Pennsylvania, Tennessee and Texas. Some of the more notable facilities include the 832,000 SF Zappos warehouse outside of Louisville, KY, the 789 Distribution Center, 291 SF Summit II in Memphis, TN, and the 1.6Mt SF SouthPort logistics center outside of Atlanta, CT.
