It is important that you read the information below before submitting an application to understand what is required to rent the property. A: Anyone 18 years of age or older must submit a rental application. When submitting an online rental application, you can complete the “Other applicants and adult household members” section, which allows separate applications to be submitted together. APMS can only approve full fare applications. A complete application includes an online rental application form, income documents, and application fee for all adult household members. If you have a pet you must submit a Pet Application through a third-party screening service we use. If your application is approved, but not approved for the property you are applying for, you may consider applying for our other available properties for 45 days without paying an additional application fee. After 45 days you will be asked to submit a new rental application. All applicants must view the interior of the property prior to the application process. The property must be accepted in “AS-IS” condition before the application is accepted unless there is a written agreement for alterations or repairs. Any such modification or repair request must be in writing and include “Other Information – Any other information we need to know?” Your application must include: If your repair and maintenance request is acceptable to APMS, it will be acknowledged in writing. Oral representations are non-binding. If the Manager receives two or more unrelated applications for the same property, the applicant understands that the landlord may choose the applicant who wants the property “AS IS” over another applicant who requests repairs or maintenance (if this does not apply to the request. A: Preference will be given to an applicant who meets all of these basic criteria, is willing to sign a long-term lease, has no pets, and is willing to occupy the property on a move-in date. To be accepted on the advertised security deposit, an application must meet the following criteria: Income: 3.5 times gross household income + asking rent. Credit: 700+ Credit Score Rent History: No evictions, unpaid balances to previous landlords, 2 or more late rent payments, foreclosures, bankruptcy, or non-medical collections. Criminal History: Within the last 7 years, offenses resulting in the illegal manufacture or distribution of a controlled substance, or bodily harm or intentional damage or destruction of property. (for example “arson”). No sex-related offenses for any time period. Applicants who do not meet the basic criteria, but exceed the minimum criteria are encouraged to apply and may be accepted with a higher security deposit.
