Lofgren first met Tom as a student in the 1980s. When Guyer decided to retire and sell his business, he approached Lofgren with a generous offer.
Lofgren previously owned several rental properties and was working at Uhlmann Motors at the time. It was a job he loved, but he was excited at the prospect of taking over Guyer’s business. He laughs as he talks about how fast he had to learn. “My perspective is from that of an owner, and I thought I had all the skills and knowledge I needed. But as a property management company, I have to wear several hats. For example, I am the employee if I am managing a place for someone.”
“I was humbled the first day,” Lofgren said. “There are a lot of moving parts. Tom and Jude Guyer started from nothing and built this business. I’m very happy to be successful.”

Although Lofgren is busy, he has time for fun. His two daughters, now 17 and almost 21, have played different sports over the years. Lofgren has spent a lot of time coaching football and fastball teams, as well as many years of basketball, which he loves. “Now that the girls are grown, we really enjoy our time with the family,” he said. “And we’re glad we came into this business at this time in our lives.”
When asked if his daughters plan to enter the family business, Lofgren smiles. “I would love nothing more than to have my daughters come to work with me. My older daughter has other plans, but my younger daughter actually gets released from school for an hour a day to come and work in the office. learn how business works and how to treat customers and clients.”

One of the most common mistakes we see landlords make is not doing a transfer report when the tenant moves in. You cannot legally take a deposit from a tenant without doing this. It is as simple as a sheet of paper going through each room of the house indicating the current state of the house. It needs to be signed and dated by both the landlord and the tenant at the time of move-in.
Things you can’t deduct from a deposit include anything from normal wear and tear. Defining that is sometimes a challenge, but we have a few examples. That gives you a little more time to do the work and find the right expenses to deduct those figures from the deposit.
