Property Management Berthoud – Loveland-based nonprofit House of Neighborly Service closed on the two half-acre property Oct. 4 to build Berthoud’s first life center, combining several nonprofits into one building.
The Berthoud Life Center will provide hand-up basic services (mainly food, clothing, transportation, housing and utilities) and join forces with other non-profit organizations to help those in need. House of Neighborly Services, which operates a similar living center in Loveland, bought the land near Berthoud Parkway between Welch Avenue and Berthoud Common for $600,000.

“Our mission for the Berthoud Life Center is that we want to create a place for the community to live, serve, volunteer, meet and socialize,” said Ginger Tomasi, Berthoud Manager of the Berthoud House of Neighborhood Services. “We want a place for them to be able to come together and live life as they see fit.”

The House of Neighborly Service launched a capital campaign in early October to cover construction costs, estimated at $5.7 million, and has raised $125,000 so far. The aim is to raise the full amount in 12 to 18 months and then start construction.
The Life Center building is envisioned to cover two floors in 20,000 square feet. The first story will house the House of Neighborly Service Complex, which will include a main service area, an expanded food room, a new clothing boutique and a 1,400-square-foot senior/youth room — an after-school homework helper youth program, parenting classes when the room is available to the community. And not in use for senior appointments. There will also be a 200 square feet conference room, flex office and computer room.
The second floor will provide multi-function space with 4,500 square feet reserved for partner agencies serving residents of the Berthoud area. The 2,500-square-foot community room will accommodate 150 to 175 people and will be available for meetings, events and parties with catering and a full kitchen for dining. There will also be an 800 square feet community meeting room that can seat 80 people.
“We’re going to have a lot of space,” said Cheri Houle, assistant director of the House of Neighborhood Services.

House of Neighborly Service’s partner agency space is expected to accommodate six to eight agencies, with the number varying depending on partner needs, House of Neighborly Service Executive Director Glory Magrum said. Two potential partners have signed letters of intent to lease the space and serve as a large anchor tenant, plus smaller organizations will have flex space to share offices, she said.
The idea for the center is to allow more resources to come to Berthoud, where finding rental space can be difficult, especially for nonprofit organizations.
“This is going to open doors and allow more resources to meet all of Berthoud’s needs,” Tomasi said.
The move allows House of Neighborly Service to add a clothing boutique—currently, clients receive a voucher to shop at the Loveland Life Center, which spans 60,000 square feet and spans two floors.

The House of Neighborly Service operates out of the children’s building at Grace Place, where service provisions must be set up and broken down twice a week. With the move, the nonprofit will expand service days from Tuesdays and Thursdays to Monday through Thursday.
“This will be our own place where we can live forever,” Tomasi said. “We can have a very busy couple of days. It gives customers and people more opportunities to use the service, (which) is a huge blessing.”
From 2017 to this year, House of Neighborly Service saw a 212% increase in customer visits, a 196% increase in food deliveries and a 655% increase in utility payments.
“It’s become a challenge to find a place for everyone to sit and get in and spread out and get the services they need,” Tomasi said. “By creating the center, we are able to meet the needs of clients and agencies.”
