We see a lot of people moving here because of the schools. If you buy a home in a good school district, you can’t go wrong. There will always be a demand for housing from people who move here because of the wonderful schools. Areas such as Green Bray, Larkspur, San Anselmo, Tiburon and Mill Valley are some of the most sought after school districts. They are also close enough to the city for people to commute.

Then think about the seasons. Since most people move here for the school systems, we see the highest rents achieved between April and August. No one chooses to move in the middle of the school year. So if we can get the rental time between April, May, June and even July, tenants can sign their lease and enroll their children in local schools.
After that, it would be a good time for this lease to expire around a one-year term. If it’s up for renewal in October, November or December, we’ll be talking about an 18-month lease. So if the tenants move out after the lease period, we will not stay in that time frame. We try to customize the lease to suit the best for the market.

Nikki Macias, Administrative Associate, is a Marin County native who grew up in Terra Linda and has worked at PRANDI for over 10 years. She works directly with clients, focusing on protecting owner investments by managing property maintenance and meeting residents’ needs. She is actively working to obtain her Certified Maintenance Specialist (CSSSM) designation through NARPM®.

Christy is a PRANDI Client Relations Associate where she works closely with all PRANDI teams to respond to initial client inquiries in a timely manner. Christy assists in scheduling property showings, provides tenant application support, updates property insurance compliance and PRANDI portfolio database. Christy is people-oriented and has a strong customer service background with nearly 15 years of experience.
When she is not working, Christy enjoys spending time with her husband and children. She likes to take small family vacations to create lasting memories. Christy is also very creative and enjoys designing and making intricate hair accessories for her daughter and school projects with her son.
Pam is the Assistant Property Manager at PRANDI Property Management, where she deals with the day-to-day requests of owners and tenants, including maintenance issues, tenant screening, leases and document preparation.
Major Considerations When Buying Marin Rental Property
Prior to joining PRANDI, Pam held several administrative and management positions at several Marin-based businesses. Most recently, she worked at Marin Community Map Book in account management. Her extensive experience in administration is invaluable to her role at PRANDI.
Pam has a BA in Social Work from The Ohio State University and has lived in Marin since 1993. In her spare time, Pam volunteers at the San Rafael Public Library and enjoys traveling, hiking and going to the movies.
Shirley Lopez-Cano, Client Account Associate, joined the PRANDI team in 2013. She said she started as a front desk receptionist, answering phones and directing all incoming calls. She now works closely with the accounting department and is learning the role of assistant accountant. Shirley oversees all invoices, owner billing, and makes sure all seller details and property insurance are in order. With her background in customer service and related skill sets, Shirley supports the team with anything else they may need. In the process, she also increases her knowledge of the leasing and property management industry on a daily basis.
Shirley started working when she was 15, and by 17 she had a full-time job while still going to school in Marin. She married her high school sweetheart and now they have 2 beautiful boys. When she is away from the office, Shirley enjoys running on the Marin trails, dancing, teaching, reading and singing to her children. “The smell of the early morning air is a great wake-up call when you have active boys like mine!” she says. Her family’s love of football keeps her on her toes as both her eldest son and her husband play in local teams.

Stephanie is a great addition to the PRANDI Property Management team as the Maintenance Coordinator. She has a degree in Multimedia Arts and worked in the customer service industry for 9 years before transitioning to work in the property management industry.
Stephanie’s primary role is to coordinate support requests, work order tracking, and other arrays of tasks to make sure tenant support requests are met their way. Outside of work, Stephanie enjoys reading, art journaling, and playing video games.
Rose is the Maintenance Coordinator at PRANDI Property Management, where she works hand-in-hand with Tony Pinocchi, PRANDI’s Maintenance Manager, to handle service requests, work orders and vendor compliance. Rose is a people person as evidenced by her background as a registered nurse and ten years of experience in customer service, business development and office administration.
