Pmrg Property Management – The diversified services company has brought property management under its own roof and tapped former Omnium Management Co. executive. Joan Maxwell to lead its expansion.

Property management services for PM Realty Group’s multifamily division are now under the company’s own roof. The full-service commercial real estate firm has brought services in-house and tapped an industry expert, former Omnium Management Co. executive. Joan Maxwell, to lead the expansion of the business as senior vice president.

The reasoning behind the change is simple. “As we grow our [multifamily] development portfolio, it’s natural for us to have this important in-house function,” PMRG Executive Vice President Bryant Nail told Commercial Property Executive.

PMRG’s current portfolio of development projects, now under the firm’s own management, includes Confluence, a 288-unit luxury high-rise in Denver that is scheduled to break ground in the fourth quarter; the 314-unit 1400 Hi Line luxury tower in Dallas; and 2929 Weslayan, a 254-unit high-rise in Houston (pictured).

PMRG is not a newbie in the management game. The company currently manages and leases more than 130 million square feet of office, industrial, commercial and special-use space in 20 markets.

Maxwell, who had served as Omnium’s president and chief operating officer for a decade, will work with Nail to grow PMRG’s multifamily management services footprint in select markets across the country, with an initial focus on Dallas, Houston and Denver.

“We plan to expand into markets like Austin and San Antonio, but we’ll be looking for third-party management opportunities in the U.S.,” Nail added. Three longtime Los Alamos residents have teamed up to open a new business called Property Management And Repair Group (PMRG).

“My wife Janet and I have owned rental properties in the city until recently and over the years we have built an excellent team of workers with extensive experience and great capabilities in remodeling, repair and maintenance,” Hall said. “Out of a desire to continue to support this team, I have teamed up with Senior Team Member Luis Ontiveros and our Business Director Jennifer Heineman to start this new business. Our mission is to provide support from quality, responsive and responsible to homeowners and small businesses who need quality, reliable work done on their properties. Our workers have been with us for years and are covered by workers’ compensation.”

In addition to being a co-owner of PMRG, Ontiveros is the crew chief. His career includes 15 years of experience in maintenance, remodeling and repair.

“I have led this crew whose members include Jezer Chavez and Cesar Bejarano in remodeling and providing repair services for up to 200 property units at a time,” said Ontiveros. “We have a wide variety of skills and can provide home and business owners with fast and professional results in almost any area of ​​maintenance and repair.”

Heineman rounds out the new partnership, serving as broker associate for property management and business manager.

“I have lived and worked in Los Alamos for more than 40 years, and I love this community and its people,” he said. “Most of my working life has been in the private sector in construction and accounting. Almost all as a business owner or part owner. This new company combines both the construction and office management aspects of helping our customers maintain, improve or repair their property.”

Heineman added, “The men I am fortunate to work with are also very experienced in their fields, and I believe we have all the skills necessary to be a valuable asset to the community.”

PMRG offers a membership program in which the home or commercial property owner pays a one-time enrollment fee of $50 and then $20 per month payable in an annual fee of $240. Subscribers receive priority service at a reduced price. Services include needs such as gutter cleaning, toilet replacement, dryer vent cleaning, furnace filter replacement, sprinkler system installation/repair, smoke detector installation/battery replacement and much more. Subscribers also receive 24/7/365 emergency service.

“We can handle virtually all maintenance and repair needs, with the exception of electrical and plumbing,” Hall said.

A development and foundation permit was filed with the city of Houston this month for the project at 3300 Main between Stuart and Francis.

The developer, Houston-based PMRG, bought the site last year, but has had the project in its sights for much longer.

The property formerly housed the city’s code enforcement offices before those operations were relocated and the building demolished. The new tower is expected to have 336 units.

PMRG, which also developed the 3737 Buffalo Speedway office building and 2929 Wesleyan, a 40-story apartment building, announced this week that it will merge with Washington, D.C.-based Madison Marquette.

The companies said their combined capabilities would span a broad geographic scope and range from mixed-use development to commercial real estate leasing and management services.

Outside of D.C., Madison Marquette has offices in New York, Fort Lauderdale, San Francisco, Seattle and Los Angeles. The company’s projects include the $2.5 billion District Wharf in Washington, DC in partnership with PN Hoffman, and the redevelopment of the Asbury Park waterfront in New Jersey.

Leadership from both companies will remain in tact, and the combined company will maintain its primary offices in D.C. and Houston, the companies said. The deal is expected to close within a month. PMRG is an independently owned title and closing company, registered in the state of Pennsylvania. PMRG is located in Penn Hills Township, a suburb of the city of Pittsburgh. The company assists local real estate agents, government industries, consumers and mortgage lenders with title and closing compliance services. Each client’s needs include, but are not limited to, managing various forms of title search, closing, escrow and recording services.
