According to the complaint, Defendants Home Partners of America, Inc., HP Minnesota I LLC, and Pathlight Property Management, Inc. laws. Defendants are among many large investors who are buying swaths of homes across the country in all-cash transactions, displacing individual homebuyers in the real estate market and shifting the burden of maintaining their properties onto their tenants.

The complaint claims that tenants are encouraged to rent and then forced to pay out-of-pocket to repair damage to suspected properties that tenants did not cause, while not receiving any reduction of rent in return. Defendants often ignore repair requests or refuse to make even basic repairs, including those affecting health or safety. The complaint further alleges that tenants are required to pay for so-called “liability coverage” insurance and then required by defendants to make claims against that insurance to cover structural and other damage to defendants’ properties that defendants, not tenants, required are to be repaired. Plaintiff is seeking damages, including the return of his security deposit.

Too many problems to go into detail since moving 1 year ago. The current issues that led me here was that they refuse to refund or credit an NSF fee they received for double dipping into my account. I paid my rent in advance and autopay still set up when my account balance was $0. A month later still dealing with the problem. Phone reps constantly say there is no supervisor available or will even escalate my issue to the correct people. I pay more than $1500 in rent and you can’t adjust my rent or issue a debit note for $45? I call BS!
I am officer mulheron with gwinnett county code enforcement. I have had a case with one of your properties since 5-24-22. I have called in your 800 line every two weeks on reinspection. When I have spoken to people they give me excuses like a work order has been submitted, has to go to housing relations team, or hoa remediation team. I have talked to three different people and no one can give me an answer as to when the violation I have on this house will be followed up. And.. I keep passing just to be on hold and left on hold until I get tired. At this point I have been on hold for 56 minutes and have spoken to two people, all unable or unwilling to help me or take steps to resolve this violation.
The violation is bamboo has grown in a large part of the back garden and must be removed. I am looking for immediate resolution to this problem or my next complaint will go to your customer along with citations for non-compliance.

Minus my deposit path light cost another $17,723.00 for the upgrades they did to the house I rented. The whole time I was renting from them it was a nightmare and now that I’m out it’s just as bad. I hired a lawyer to fight Pathlight, HPA and Genesis Collection Agency. None of these 3 companies bothered to return correspondence or phone calls to my attorney. They damaged my credit when they reported this while I fight them about the amount of the move out. They never discussed with me the bill when I have repeatedly asked for a review of the charges. The house was a disaster when I moved in and after I moved out they upgraded everything. It still has the electrical problem it had when I moved in because they refuse to address the problem. They had unlicensed technicians come out to do most of the repairs and limit them at $250 for the job. So not to say that the repairs looked like a 2 yr had done it. They then proceeded to charge me for this shoddy work when I moved.
Desired Outcome: I want this removed from all our credit and I want to be reimbursed again for the attorney fees I had to pay along with a full refund of my deposit.
Moved home June 8th they had 15 days to get ready get a refrigerator replace electrical panel etc called saying 2 men were at the door to do work What no one communicated this to us 2 men…
The worst landlord I have ever had. Won’t fix anything and runs out of a call center. They usually refuse all service requests if they even answer in the first place. Our ice cream maker was broken during the move and we told her several times. After months of chancing them down, we had to find out from the seller and not our own management company that they refused the seller to even replace the unit when he had it in stock and it was under $100. You can not even change or ask for amendments to the lease or you will simply be denied. I had to be told this by someone who barely spoke English in a foreign country. Absolutely horrible and would tell anyone thinking of renting from these people to run! They are some big company/hedge fund that doesn’t care about anyone’s well being or even their reputation.
