We comply with all federal, state and local laws and will provide services regardless of the applicant/resident’s race, color, religion, sex, disability, marital status or national origin. When your home needs service, we use professional vendors (painters, handymen, plumbers, carpet cleaners, etc.), not some guy off the street.
We provide detailed transfer forms to properly document the status of the lease. We give you one week to move in to report any additional notes on the situation.

When you sign the lease, you will meet with one of our leasing agents to go over all parts of the lease to ensure everyone knows their responsibilities under the lease.
If the property is listed on our website, it is still available. Because we accept applications 24 hours a day by fax and email, we never know when a new application might come in. When you submit your application, we will email or call you within one business day to let you know the status of your application. . If you have another program coming up, you can choose to wait or get a refund of any fees paid. Once your application has been processed, you will either be offered a property or rejected. If someone before you is approved and buys the property, your application is still good for any other property we manage.

We will consider section 8 and add it to the income. Some properties may require co-signers to accommodate lack of income in addition to lack of credit and rent references.
We process applications as quickly as possible. Often we have to wait for phone calls from landlords and employers.
We need to check your employment, rental history and credit. We need the last two years of history from your landlord(s) and this can be the hardest part of getting your application approved. We will call you if we have any trouble getting any information. If we can’t check the information quickly, we have to switch to another application. If we are already processing someone else’s application for the property you are applying for, your application may have to wait for that application to be completed. Make sure your landlord’s name is the property owner or property management company. Providing daytime phone numbers can shorten turnaround times when messages need to be left.
An application is required for each person over the age of 18 who will be living in the property you wish to rent. Click here to download the app. There is an application fee of $45 per person to cover the cost of the background check. The Equity Group (only one lifetime application fee) is required for as long as you live in our rentals. Only completed, signed and paid applications will be considered.
It is important that we receive complete and accurate information from you in order to process the application. If we do not hear back from the current/former landlord or current/former employer within one business day of the initial inquiry, this will delay approval. It is our company policy to move on to the next application if we are unable to verify your tenancy and employment references within one business day of application.
Call your previous landlord references: Be sure to provide the names and phone numbers (home and work preferred) of at least two years of rental history from unrelated people.
Be sure to include your move-in and move-out dates and the exact apartment number. If you have a roommate on the lease, their name would also be helpful as a reference point.
Check your income source and level: Your legal and verifiable monthly income should be at least 2.5-3 times the rent amount. If you are self-employed, please provide your most recent tax returns and 3 months of bank statements. Please contact your references so they know we will be calling. If your employer is a large company that does not provide verification, please provide at least one month’s worth of pay stubs.
Pull a credit report for each applicant: We use a credit report to tell us whether you have a history of honoring contract agreements and making timely payments. If you have open collections with a previous landlord, your application will be automatically denied.
