We rented in JEK Capital View for about a year, they are great! the view from our apartment was beautiful. The apartment never had any problems and was so beautiful. The management was helpful and the staff professional. We highly recommend renting from them, especially if you’re looking for a luxury home on a budget. If I had a suggestion, I would add a camera to the “lobby” and laundry cellars. We had our food delivery stolen a few times by rude tenants, but we just shrugged it off. We asked for a tour of the property on Park St. We were informed that we were unable to tour the property unless we applied for an apartment due to “company policy”. Nothing prohibits landlords from visiting occupied apartments in Madison as long as proper notice is given. It is unreasonable to require a potential client to apply for an apartment in order to take a tour because the purpose of the tour is to determine if you want to live there in the first place. We were told that company policy was that in order to tour a home we were interested in, we had to submit an application and pay $20 each. While I have no problem paying the fee and I get the need for the company to screen their potential tenants, I think it is completely unreasonable to ask us to complete a home loan withdrawal that we have never seen in person. I explained this to the leasing agent and offered to answer any questions about the checks and provide the paychecks, and they still wouldn’t accept the tour, again citing company policy. It’s easy to understand the need to vet tenants and for the company to protect its own interests, but as a landlord I need to be able to look out for my own interests as well. Frankly, it seems sketchy when you won’t let me see the place in person without signing up. Having a ridiculous tour policy that puts renters between a rock and a hard place, and not being accommodating when I offered several other ways to show my income and qualifications just showed me why I wouldn’t want to rent here— and should show you why you shouldn’t either should have rented here! Dog owners, be sure to read this. Cons: 1. There is *ALWAYS* food, trash, and vomit on the lawn. If people grill, they throw the leftovers on the ground. A bag of chips? Scattered across the grass. Old, moldy pizza crusts? Thrown into the bush. However, the most notable are the chicken wings. If you come here, your dog will try to eat chicken bones. It happens at least 1-2 times a week. Always keep an eye on the ground as people leave takeaway boxes full of half-eaten chicken bones everywhere. Also, there is always a spot or two of human vomit on the lawn. 2. People will ring your doorbell at night. At midnight or 1 am people will ask to be let in. Your dog will be nervous. You will be nervous. This is also on Park Street which is a high crime area. Although I think most cars are safe in the parking lot. 3. Rent is expensive for such a mediocre place to live. It’s pretty much on par with the rest of Madison, but I’m paying the same price for an older, unrenovated unit as I was for a new, updated unit last year. (Dog rental is only $25 for perspective). I’d say that’s normal for Madison, but if you think you can afford to live in the city for $18 an hour, you’re wrong. Note: If you are coming here to work at Covance, save your time and DO NOT work there. Pros: 4. The staff is friendly and there is a laundry room in the building 5.
