DAYTON, Ohio — When Steve Naas first laid eyes on one of his new purchases, the possibilities grew. In a few months, the now uninhabitable house could become home to a young family who will fill all four of its bedrooms with life and become first-time homeowners.

The house along Miami Chapel Road is one of 100 Naas-based not-for-profit CountyCorp bought this spring for $2.5 million. The hope is that these rental properties, with a little development, could soon become permanent affordable housing for dozens of West Dayton families.

That’s been CountyCorp’s mission for the past 40 years, serving as a developer for affordable rentals and operating a homeownership center to help buyers and homeowners in Montgomery County buy and keep their homes.
The 100-home investment is CountyCorp’s largest ever, more than doubling the number of properties in its inventory, but Naas said it represents only a fraction of the affordable homes Dayton needs on the market.
The Miami Valley Housing Collaborative estimates that more than 40% of renters are cost-burdened, paying more than 30% of their income on housing. They estimate the province will need 20,000 more affordable units over the next five years to meet growing demand.

“When the price of a rental unit goes from $1,200 a month to $1,500 in a year without a significant structural improvement,” he said. “It creates a real problem for the community.”
Naas said these rental homes, scattered across several West Dayton neighborhoods, had been on the market for several years, and many of the tenants reported that the previous owners offered limited maintenance and support to the properties.
At the time of CountyCorp’s purchase, most were occupied, several were in unit turnaround, and three had fallen into such disrepair that they were uninhabitable.
Naas is working with Mason-based property management firm Nelson & Associates to bring the homes back up to standard, and then he said he’ll get to work helping tenants decide if they want to make these homes their own.

“We don’t expect 100 of the renters to become homeowners, but they are zero right now,” he said.
For those willing, Naas said he will refer them to CountyCorp’s Homeownership Center, which provides referrals and connects them with services to help with down payments. For those who want to continue renting, Naas said CountyCorp will help there as well.
“We’re not looking to force anyone into ownership,” he said. “We don’t want to change their apartment at all. We strive to be a better home owner and landlord than what tenants have had to deal with.”
Naas hopes 15 to 20% of tenants will take up the process, which is on par with national rent-to-buy schemes, but for the rest of the tenants, he said CountyCorp plans to help them make their neighborhood a safe, desirable and affordable place to live. for: .

“We plan to really put all our energy into making it better for the immediate neighbors,” he said.
Naas said he will work with all neighbors around the new CountyCorp property and ensure all homes are returned to good condition. Network Ireland Kildare Branch celebrated International Women’s Day at Newbridge Silverware Restaurant on Friday evening. Network Ireland Kildare Branch celebrated the occasion at the award-winning Silver Restaurant, Newbridge Silverware, with a record number of members and guests in attendance. Thousands of events are held around the world to celebrate the economic, political and social achievements of women. €14,000 was raised and donated by the Network Ireland Kildare branch to The Friends of St Brigid’s Hospice and Home Care Services charity on the night. Irish soprano and Network Ireland Kildare Branch member Celine Byrne surprised guests with a show-stopping performance that left everyone on the edge of their seats. Stella Johnson, Chairman of the Network’s Ireland Kildare, commented: “The night was a huge success as we celebrated women and women’s rights around the world.
