Monadnock’s founder, Nick Lembo continues to be active in strategic planning and advising on Monadnock’s construction and development operations.

Nick was born and raised in Brooklyn. He received a Bachelor of Architecture degree from Cornell University and in 1975, founded Monadnock Construction.

Nick is considered one of the leading innovators in his field, producing developments that are renowned for their highly efficient construction and for their craftsmanship and quality.

In 1995, he founded Capsys Corp., which developed an innovative approach to creating high-quality factory-built modular buildings. Capsys Corp. produced over 3,000,000 square feet of modular buildings, such as affordable and luxury housing developments, assisted living, rental housing, hotels and mid-rise buildings.

Over the past four decades, Nick’s companies have built and renovated schools, hospitals, community centers and mental health facilities, commercial and retail buildings, thousands of units of affordable housing for low and moderate income families, housing for the homeless, and luxury houses. .

Greg heads Monadnock and as President oversees all day-to-day aspects and functions of the construction company.

Greg came to Monadnock in 1998 as a Project Manager from a background in construction management and development of affordable housing projects. After successfully completing multiple projects for Monadnock, Greg became a partner in the firm during 2002.

For the next few years he and Peter Hansen oversaw all aspects of field operations during a period of growth and expansion for the company. Significant projects undertaken during that time and overseen by Greg include the multi-building Riverwalk project on Roosevelt Island, the Courtlandt Corners project in the Bronx, and the first phase of the Hunters Point South middle-income housing development in Long Island City .

Kirk Goodrich serves as President of Monadnock Development and has more than 30 years of experience in community development, affordable housing finance and real estate development. Between 1998 and 2008, Kirk led the housing tax credit syndication business for Enterprise Community Investment – first in New York City and then in the northeast region. During that time, his team financed 12,000 affordable housing units and invested approximately $1 billion. Prior to Menter in 1998, Kirk worked as a project manager for the Philadelphia Redevelopment Authority handling property disposition and underwriting homeownership developments such as West Poplar Nehemiah, in North Philadelphia east of Broad Street. Kirk has been the Chair of the New York State Association for Affordable Housing (NYSAFAH) since June 2019. He serves on the executive committee of the Citizens Housing and Planning Council (CHPC) and on the board of the Metro Industrial Areas Foundation Community Recovery Fund. Most recently, he was invited by Mayor Bill de Blasio to serve on the Real Estate Council which is responsible for leading the reopening of that sector of the New York City economy.

Kirk received a juris doctorate from Fordham University, a master’s in urban planning from the University of Illinois Urbana-Champaign, and a bachelor of science from Cornell University.

Peter Hansen is Vice Chairman and Principal at Monadnock Construction. Peter’s current role includes overseeing and advising on operational matters, as well as continuing to play a key role in the company’s ongoing multi-phase projects at Compass Residences in the Bronx and Nehemiah/Spring Creek in Brooklyn.

Prior to joining Monadnock in 1984, Peter Hansen was a residential contractor working for an architectural firm and a non-profit housing organization. Peter studied architecture at the Georgia Institute of Technology.

Alphonse Lembo is the principal of Monadnock Construction, Inc., for whom he directs all Preconstruction activities, and of Monadnock Development LLC.

Alphonse joined Monadnock in 2010 as an Assistant Project Manager after working part-time as a laborer during his summer holidays from school. In 2016, he became Monadnock’s Director of Pre-construction. Before coming to Monadnock he worked at Forsyth Street Advisors and JES Plumbing and Heating. He serves on the board of NYC’s Outward Bound Schools.

Alphonse received a Diploma from Stuyvesant High School, a Bachelor of Arts with honors from the University of Chicago, and a Masters in Urban Planning from Harvard University (with a concentration in Real Estate Development and Finance). He is a LEED AP and PHIUS+ Certified Passive House Consultant (CPHC).

Matthew Albert is a Vice President at Monadnock Development. In this role, Matthew is involved in Monadnock’s transactional, development and management activities. Prior to Monadnock, Matthew worked in direct real estate investment and investment banking.

Kimberly joined Monadnock Development in September 2019 working on a complex new rehabilitation project. Prior to joining Monadnock in 2019, Kimberly worked for Henry Street Settlement in its Women’s Homeless and Domestic Violence Shelter. Kimberly studied at Monroe College and earned an Associate’s Degree in Hospitality Management 2004 and a Bachelor of Science in Criminal Justice 2008.

Magdalena Bulicz has been with Monadnock Development since 2016, overseeing all the administrative functions of the office as an Administrative Assistant as well as providing general secretarial support to enable the office to run smoothly and effectively.

Magdelena has over 10 years of experience as an administrative professional. She has a proven ability to provide support to corporate officers, executives and VPs; very organized – able to coordinate administrative and personal office activities; and is skilled at managing timetables, preparing travel arrangements, and maintaining calendars. She has a background in bookkeeping, accounts payable and receivable, and payroll. Magdalena is extremely flexible, with the ability to multi-task effectively in fast-paced environments. She is also a Notary Public.

Before joining the Development team, Magdalena worked for Capsys Corp. associated with Monadnock Development where he interacted with vendors, contractors, and professional services personnel to receive orders, direct activities, and communicate management instructions. Additionally, her various responsibilities included benefits oversight, payroll processing, billing, and limited bookkeeping functions.

Pierre Downing is the Vice President of Affordable Housing at Monadnock Development. With over a decade of experience in delivering large-scale affordable housing conservation transactions, he is responsible for managing the development process for Monadnock’s existing conservation portfolio and sourcing new acquisition rehabilitation development opportunities.

Prior to joining Monadnock, Pierre served as Director of Real Estate Acquisition and Business Development at Notias Construction, Inc. At Notias, he was tasked with growing the company’s construction pipeline and building its real estate development platform. During his tenure, he generated over $200 million in new business and managed the redevelopment of over 1,200 units with an estimated total of $300 million in development costs.

Pierre began his affordable housing career at the New Jersey Mortgage and Housing Finance Agency (NJHMFA) as an analyst. Located in his hometown of Trenton, NJHMFA ignited Pierre’s passion for affordable housing, allowing him to see the transformative impact that safe, vibrant housing would have on neighborhoods like his own. It is this passion that fuels Pierre to continue serving at-risk populations throughout New York City.

Frank Dubinsky is the Chief Operating Officer and is closing in on two decades of work developing and financing affordable housing. Frank leads the development team and oversees the company’s developments in preconstruction and construction. Over the years, Frank has developed many of Monadnock’s complex mixed-income and mixed-use projects throughout the city, ranging from low-income rentals in Harlem and affordable shacks in Midtown Manhattan to high-rises on Long Island City’s waterfront.

Prior to joining Monadnock, Mr. Dubinsky worked at AFL-CIO Investment Trusts, investing in affordable and market-rate housing across the country.

Frank holds a Bachelor’s degree from Stanford University in Urban Studies with a Concentration in Architecture and Urban Design.

Jiazhen Lin is an Assistant Project Developer at Monadnock Development and was formerly an addict while in graduate school. Prior to joining Monadnock, Jiazhen worked as a project manager for FEMA’s public assistance division and as an architectural designer for AECOM’s leisure and entertainment markets.

Jiazhen is a graduate of Columbia University’s Master of Architecture and Master of Science in Real Estate Development programs. She also has a B.S. in Architecture from the University of Cincinnati.

Dean Oliver is responsible for developing a number of conservation and new construction projects in Monadnock. He is currently overseeing a 13-building, 497-unit development in the Bronx, called Mt. Hope Preservation.

Mr. Oliver held positions in development and finance before Monadnock. Most recently, he served as Project Manager at Notias Construction, Inc., where he was involved in the acquisition and development of Mt. Hope Preservation, among other projects. He spent several years previously
