My property manager, Teri Chikami, is always very responsive when I have a problem with my home. My light went out yesterday and I couldn’t buy a replacement bulb because the bulb was an integral part of the fixture. I reported this to Teri via email at 4:30pm and had a call from the electrician within 15 minutes!

The next day the electrician came out and replaced the armature. Every time I submit a problem request, Teri works on it right away and things are resolved quickly. I am very pleased with the response time to problems in my home.

Our property manager responded to all communications, made necessary repairs when needed, and did not give us a security deposit when we moved out. The home was in good condition when we moved in, the home was clean, the paint looked good, no previous condition. M&M really cares about its tenants and our three-year stay in this facility was pleasant. If you are looking to relocate, I would recommend contacting M&M Property Management.

I rented my first place with Wes at M&M’s. He always answered when I called him about a problem. I had an ongoing problem with the plumbing (the shower didn’t work, only the tub) that required several different appointments and they were able to go to the apartment while I was at work and do the repairs. I would never have moved if it wasn’t for the owner deciding he no longer wanted to use the rental property. I would recommend renting from these people. The acquisition expands Avanath’s presence in the Northern California market, a region where access to affordable housing has become increasingly challenging, according to Daryl Carter, Avanath’s founder, president and CEO.

“Preserving affordability in markets where rents are historically high is at the core of our company’s mission,” said Daryl Carter, founder, president and CEO of Avanath. “Because the Northern California region is a hub for technology and other high-wage industries, market-rate housing has become unaffordable for many lower-income families and seniors. Our goal is to provide housing that these renters can afford, especially as inflation continues to rise.”

The acquisition of this portfolio greatly deepens Avanath’s affordable investment and asset management in the Sacramento market, an area particularly hard hit by rising rents, noted John R. Williams, president and CIO of Avanath Capital Management.

“As we expand affordable housing opportunities in cities where demand is strong and supply is scarce, we see Sacramento as an ideal target for investment,” says Williams. “Sacramento’s average rental rate has increased 12% over the past year, and the gap between market rate and affordable rents in the area has widened significantly, increasing the potential for continued demand from renters for high-quality affordable housing in this market.”

The multifamily portfolio acquired by Avanath consists of four single-family and two affordable senior living communities totaling 1,032 units. Family properties include Anton Arcade, Norden Terrace, The Ridge and Whitney Ranch, while older properties include Corsair Park Senior and Hurley Creek Senior. With this acquisition, Avanath now owns a total of 12 properties and manages a total of 1,854 units in the Sacramento metropolitan area.

“We see these communities as excellent additions to our properties in Sacramento, allowing us to make a stronger impact on lower-income families and seniors in the area,” notes Williams. “With a larger portfolio in Sacramento, we can also better develop economies of scale and seamlessly manage our assets in this market.”

Built between 2008 and 2017, the properties were built using California Tax Credit Board LIHTCs and multi-agency bond financing. In addition, the property benefits from the California State Tax Exemption.
