Analyzing data from more than 1.2 million residential properties across the country suggests that this is relatively consistent regardless of region in the U.S.
A gated community on Canyon Lake Reservoir in Canyon Lake, California, homes sell for just over $250 per square foot. That’s $50 more per square foot than non-waterfront homes, which sell for around $200 per square foot. Data from 2005 indicate that this price differential has remained stable. During the real-estate peak in 2006, lakefront homes in Canyon Lake and other lakefront areas sold for up to $400 per square foot. At the real estate low in 2009, lakefront properties were still selling for $180 a square foot, while non-lakefront counterparts sold for around $100 a square foot.

Proximity: How close you are to water can make a difference in your overall property value. If your water quality is exceptional, the property value of any home near it will increase significantly. Researchers have noted that algae blooms can have a negative impact on water quality over many years. Homes around four Ohio lakes saw an additional 2% increase in property value with just a one-foot increase in clarity.
