What sets his agency apart is its focus on real estate – from corporate, commercial and retail to residential real estate. Madeline founded her company nearly 30 years ago in her basement with a $2,500 investment. She always focuses on real estate, a unique niche and a much needed one. Developers are not schooled in marketing and often need help. And her projects range enormously – sometimes working on a brand new project and sometimes working on restoring an existing space.
Madeline sees a story in every project. “We are real estate storytellers” proclaims her website. One step in her process is finding a story that represents the developer’s idea, the project’s goals, and the physical building. Her secret sauce is her insider understanding of real estate. She is a member of industry groups such as the Women’s Development Collaborative and an active member of the Urban Land Institute. His handle on the experience of being a developer, including the pitfalls that come with it, helps effectively guide clients toward a meaningful and impactful story about their project.
Sun and Moon Marketing has worked with several developers, but Medellin says their biggest and most impactful project was the development of Hudson Square — a 30-year project that transformed a previously undesirable and underserved neighborhood into a Google campus and Disney headquarters. Madeline knows the importance of real estate and its power to transform a place; The Hudson Square project did just that. Sun & Moon has been around for decades, and Medellin’s approach has withstood the test of time (and technology), but even in the age of digital media, he emphasizes the importance of incorporating real-life marketing. Marketing strategies constantly change, but Sun and Moon have demonstrated an ability to adapt to changes in the way marketing is done, helping real estate developers find success in their projects for nearly 30 years.

Eve: [00:02:52] On your website, you say we’re storytellers, and those are the words on your company’s homepage. And what does that mean to you? Why did you say that?
Madelyne: [00:03:02] I’ve spent my career encouraging my staff to answer two questions about every project or every company we’re marketing to. And it really leads to a strategic view of what we’re doing. Will it ever color it or do we like this font? What is this really our story and how are we going to tell it? Every project has a story. Every company has a story. It may not be the story the developers think of, and often the story components are hidden at first. But when you think about them more broadly or more strategically, they become, they’re at the forefront of how you engage your audience. We really start from one perspective, from the developer’s perspective, at the 30,000-foot level, who wants to maximize profit and minimize risk, and while it’s a profitable venture, they want to monetize land or air. Those three units. How you define a return is very broad. Not everyone does it for financial gain, although many do it for financial gain for themselves and their investors. So, when you look at marketing through a strategic lens, because you’re asking a lot of questions to tell your story, we believe it can help you maximize returns and minimize risk, and you have to start and end before you start. So, you ask questions like who is this?
