The acquisition closed on August 31, 2022. Financial terms of the transaction were not disclosed .

Miguel Garcia, community manager for the Oaklands HOA, reached out about the recent sale of Sauls Ranch. The Oaklands have 10 properties that make up Sauls Ranch, as the HOA has 52 properties. The Oak Creek Homeowners Association Board of Directors reviewed the 2022 budget and expenditures and determined that there will be an increase in assessment fees in 2022. The monthly assessment for 2022 will increase by $1.40. The new monthly rate effective January 1st will be $29.40. The increase is necessary because the cost of maintaining Oak Creek has continued to rise over the years. Add the current rate of inflation; the cost of labor, supplies and gas are passed on to the Oak Creek Association by our vendors as I’m sure you experience the same in your daily life.
Statements will be mailed to all owners. If you do not receive your statement by December 15th, please contact our office immediately. Please make checks payable to Oak Creek HOA and mail to the address on the statement. Include your account number on your check to ensure accurate and timely posting. You may also choose to pay online by visiting www.cmaaustin.com. Please note that there is a fee for using the online payment option.
Managing The District’s Ms4 Permit
Owners currently enrolled in automatic draft payments will continue to be drafted monthly. If you use other payment methods, please make sure to update your bank, credit card and bill payment to reflect the increased amount. We encourage all owners to sign up for automatic payment or place your payments on your bill payment, as any delinquent owner will be charged a $20 processing fee for any certified mail related to past due balances.
Fees are due and payable on January 1st. Your association assesses late fees if payment is received after the 10th of the month. Please pay in time to avoid these additional charges.
KAH Architect was hired to design renovations to our common areas. First phase of renovations to include clubhouse and bathroom extension using existing concrete slab and roof line. I just heard from the gate dealer in Oak Creek that they have been working diligently all day today to reconnect the gates. I am pleased to report that the lobby gate is operational, allowing us to reopen the pool. The seller will continue to work to make the gate next to the parking lot work as well. After several complaints about stop sign enforcement at the intersection of Oaklands Drive and Clearwater Drive, the Department of Transportation collected traffic data at that intersection to determine whether the current controls are adequate. The data was compared to state and federal MUTCD guidelines for installing multi-way stop controls. Based on the data collected, the intersection is well below the minimum volume characteristics to warrant a full shutdown at the location. Traffic volumes are less than half of the inflow volume recommended by the mandate criteria. In addition, the volumes demonstrate a 70/30 percent split between major and minor street volumes – usually all-way stops work best when the volumes
