When he appeared last month, he described those holdings with compassion, saying he would “invest in places that might otherwise struggle to get that kind of support.”
But a Washington Post analysis shows that Hannity’s managers of Georgia’s four largest apartment complexes have taken an unusually aggressive approach to collecting rent. They sought court-ordered evictions for twice as much across the state — in a state known for high evictions and landlord-friendly laws — and often missed out on up to They did so less than two weeks after the hunt.

Property managers at the complexes tried to evict tenants more than 230 times in 2017, according to court records. The 112-unit subdivision in west Atlanta received 94 eviction applications last year, records show.
Among the tenants Hannity’s property managers sought to evict, according to reports, were a former corrections officer and his wife who were left behind while awaiting a disability determination; a double amputee who lived in an apartment with her daughter for five years but failed to pay on time after being hospitalized; and a single mother of three was denied a $980 rent check because she couldn’t come up with a $1,050 cleaning fee for a bed bug infestation.
Some court documents contain notes that sheriff’s deputies removed residents. Tenants who are sued often avoid eviction by paying overdue rent, as well as hundreds of dollars in late fees and other costs. The Post reported that property managers have filed multiple eviction lawsuits against many of these residents.
Speaking to The Post about the findings, three experts said the pattern shows that the threat of eviction is not only used to evict tenants, but also to extract revenue.

“When they file a series of lawsuits against the same tenants, they’re using the courts as a collection agency,” said Susan Reif, director of the eviction prevention project at the state-funded Georgia Legal Services Program. “It seems they are trying to increase their profit margins by demanding payments under the threat of evicting you.”
In response to questions from The Post, Hannity’s attorney said in an email that the moves were appropriate and that Hannity was not involved.
“Mr. Hannity is not and has never been involved in the management of these properties,” wrote Christopher E. Reeves. “Evictions will only occur after serious violations of the terms of the lease, which under Georgia law include failure to pay rent on time.”
Hannity is part owner of Henssler Property Management, which manages the apartments, records show. The other partners are people Hannity has worked with for years, including Reeves, who represented him in the lawsuits, and William G. Lako Jr., whom Hannity identified as one of his financial advisers.

The firm was founded in 2012 under the name New Millennium Property Management as Hannity expanded his holdings to include large rental properties in Georgia. Hannity’s ownership stake through a limited liability company called SPMK II was revealed in a disclosure required by the Securities and Exchange Commission this year.
Emails to Lako, New Millennium and Henssler Property Management were also returned by Reeves, who wrote, “We have no further comment.”
Hannity’s real estate holdings were first reported by the Guardian last month after President Donald Trump’s personal lawyer, Michael Cohen, revealed in court that Hannity was one of his three clients. Without offering details, Hannity said he never paid Cohen for legal work but sought his real estate advice. The Guardian also reported that one of Hannity’s apartment complexes saw an increase in eviction applications after he bought it in 2014.
“It’s funny that I’ve been attacked for investing my personal money in communities that desperately need such investment,” Hannity said in a statement last month.

Hannity, who earns $36 million a year, reportedly owns more than 1,000 rental properties in seven states. They are held through more than two dozen limited liability companies, usually beginning with SPMK, the combined initials of Hannity and his two children. SPMK entities have spent more than $84 million on real estate since 2003, most of it in Georgia, records show. Although ownership of the LLCs is not public, Hannity signed a state document in Georgia in 2007 identifying himself as the general manager of SPMK II. He also signed government documents on loans for two complexes.
Hannity’s four largest apartment complexes in Georgia, with a total of 613, are The Meadows in Lithia Springs, Hampton Place Apartments in Perry, Vista Ridge Apartments in Gainesville and Legacy Apartment Homes in Brunswick. Last year, for every 10 apartments in these complexes, about four eviction applications were filed, according to The Post.
According to a review of the last five years of available data on Georgia eviction applications and census data, homeowners statewide averaged one in 10 they demanded to move two of them from the apartment.
For the analysis, The Post consulted Matthew Desmond, author of the Pulitzer Prize-winning book “Evicted: Poverty and Profit in the American City” and head of the Eviction Lab, a project at Princeton University to create the first national database. displacements.
