Read More→ A San Diego native, Addie has been a successful entrepreneur for over two decades. He successfully owns and operates two personal training studios in Pacific Beach and La Jolla. Additionally, after her oldest daughter was diagnosed with autism, Addie opened two centers for special needs children in Mission Valley and Chula Vista.
After 16+ years of juggling her fitness and therapy centers, Addie sold the businesses and decided it was time to pursue another passion: Real Estate. She had also bought and sold real estate for herself and loved it. He worked to become dual licensed in Real Estate and Mortgage Lending. She first put her efforts into lending, but realized she really enjoyed the personal touch with clients – showing homes, selling homes, negotiating and working to make their dreams come true. Addie decided to partner with Gemstone Real Estate and J&D Property Management to run the Real Estate side of the business to help buyers and sellers continue to expand in the San Diego market.

Joe comes from the service industry and knows client relations and real estate development from the contractor side. As a general contractor, Joe began his career remodeling investor properties and turning them around in a 30-60 day period for realtors until he went into business with his twin brother buying and reselling distressed properties in the 90’s. Moving into new construction, Joe built new homes, developed subdivisions and became a consultant to small business owners looking to invest in real estate. Some of the projects Joe has built and completed include Lake Almanor Homes. The purchase of raw land, resulting in entitlement and development of a 54 lot subdivision. Successfully developed the subdivision in four stages, selling 12 homes in the first year, 14 homes in the second year and selling the remaining lots to a developer for a 500% profit to investors, 2002-2005. Burney Falls Subdivision. The raw land market, entitles and develops five-acre parcels in Burney Falls, California. 2005-2008. His goal with Gemstone Partners is to bring his investors full disclosure and a sense of integrity that evolves from a desire to build long-term client relationships where each investor feels cared for. Following in the real estate development and acquisition footsteps established by his father, Joshua began his career framing houses at age 14 and learning the various trades of construction development. By the time he was 18, Joshua was managing properties and managing tenant turnovers, unit repairs and renovations. He then got his real estate license at 19, working under four top brokers in San Diego while gaining business training for the industry. Joshua has a combined 10 years of real estate, property management and construction experience and has been involved in over $100,000,000 in real estate transactions since inception. In addition, Joshua has three years training with an architect, learning to draw building plans and two years working with FDE, a mid-sized property management company, managing a portfolio of over 130 properties. As Managing Partner of Gemstone Partners, Joshua handles asset management, analyzes, manages, buys/sells and raises funds for distressed real estate opportunities, creating unique investment opportunities for investors. Joshua is also the Owner of J&D Management, a mid-sized real estate management company specializing in multi-family apartments/townhouses, condos and single-family homes. Joshua’s first-hand knowledge of all aspects of the real estate business adds a sense of professionalism and security to investors looking to invest in real estate throughout California. Joshua is a licensed Realtor and licensed General Contractor.
Mr. Curtis has 30 years of real estate experience in residential and commercial appraisals, acquisition, disposition, management, sales and development. Mr. Curtis has served as liaison to the FHA and the Mayor and City Council in the City of San Diego. He established several successful real estate appraisal and valuation businesses and, as owner of these companies, provided professional real estate services including cost estimates, consulting to major merchant builders on acquisition, construction and disposal, expert to the legal profession on real estate matters such as site inspections and cost analysis, and more recently, appraisal services for high-profile institutions and hedge funds related to the acquisition and disposition of REOs and short sales. Prospective and post-acquisition risk assessments are a specialty that Mr. Curtis has engaged in throughout his career. Mr. Curtis has been a partner and owner in several companies, including the completion of a statistical model for the public and private sectors for assessing mortgage defaults and collateral risk assessments. Mr. Curtis has surveyed, appraised, personally invested, raised capital and collaborated on more than 25 different projects in many different states, including commercial, raw land, subdivisions and single-family homes. Mr. Curtis holds professional designations in his field of expertise and is currently licensed in the State of California as a Certified Appraiser and a licensed real estate sales associate.
