Florio Property Management – PATERSON – The city’s Chamber of Commerce strives to take on the people and groups that live in the spotlight at Paterson’s annual Faith Awards.
But on Saturday, the business advocacy organization of Paterson developer Charles Florio — the man who hired a special investigator to go after former Mayor Jose “Joey” Torres — honored him.

Florio has grown in Paterson over the past decade by building and selling thousands of homes in some of the city’s most troubled neighborhoods. But Florio is receiving a major Paterson Chamber of Commerce award in recognition of its recent property purchases in the downtown business district, including the former Greenbaum Interiors building on Washington Street, according to group manager, Jamie Dykes.

Dykes said after the chamber’s board selected Florio for the honor, some of the developer’s supporters privately questioned his choice.
“You can’t do all the things he did without breaking some fruit,” Dykes said of Florio.
Florio said he was surprised when he received the award. He said his development company was not a lobbyist and that he had only met Dykes once or twice. Florio admits that he rubs some people the wrong way, especially because he tends to say what’s on his mind.
The developer said it has more than 4,500 apartments in Paterson and has received approval to build 1,000 more units. Two of those pending projects — residential developments of 206 units on Fair Street and 138 apartments on the site of the old Paterson Armory — promise luxury housing, marking the split. than Florio’s record of housing for low and modest incomes.

Florio said Thursday that he thinks he’ll get over his regrets about not selling the 14-story Hamilton Plaza office building in downtown Paterson, which recently sold for $15.2 million. “I was able to leave Paterson five years ago and start investing in Bergen County, in a safe environment,” the developer said. “But if I left five years ago, I’d be kicking myself today.”
Florio hired a private investigator to go after Torres in 2015, after the developer started having problems with the city’s housing department. Florio eventually contacted law enforcement officials with detective video footage showing city employees doing work at Torres’ home and at a business owned by his daughter and niece. .
When authorities failed, Florio fed the tapes to NBC News, whose comments led to a federal investigation and eventually Torres’ indictment.

Torres, who was released from prison in December 2018 after serving 13 months, said he and his wife, Sonia, usually attend the chamber’s meeting, but not going this year.
When asked to comment on Florio’s selection for the award, Torres said that it is “unfortunate” that non-profit organizations with declining membership are often selected as honorees “and can buy or sell most of the tickets.”
Florio also sued Mayor Andre Sayegh, but said he didn’t hire anyone to go after Sayegh.
While siding with Sayegh, Florio criticized the new mayor last year for selecting a Hudson County developer to receive $30 million in federal tax credits to build 160 apartments near the Paterson train station. .

“I appreciate the other developers in Paterson, but what I don’t like is when someone from the outside comes in and takes a break while I’m here paying all the bills,” Florio said.
