These are the places where we are now. Want to talk about how to read reviews. This is not my position so you can ignore our bad reviews.

We definitely have consistent reviews that people have given us that aren’t bad and that we decide to change, but we want you to understand how to view our reviews and how to view everyone’s reviews.
Star rating matters. There are a lot of people in our industry who say, “There’s no way I’m going to get good reviews and the star rating doesn’t matter.”
And these are people who have two and three stars. The stars matter. It is very important that your property manager has a high star rating.
I’d say it’s somewhere north of four stars. Remember you will not have a five star property manager, there are very few.

It’s just a tough business to get five stars because you’ve got tenants and you’ve got conflicts and there’s places like Google where they’re going to post their negative comments about something we’ve done. But the star rating matters.
Read the contents of the reviews. And I’m looking at my notes here. Are tenants complaining about the refund check or is there something to review?
So that’s where you know when the tenant is like, “Well, they didn’t give me all their money back,” and they have a disagreement with us.
Well, that happens a lot. Okay? So you need to know that this is very normal. You should know that we usually look for our clients who are owners.

But is there a consistent message in the reviews that is a problem for you? So one of the consistent messages from our views is that potential tenants are frustrated because we don’t pick up or answer the phone at the rental property.
We have our self-presentation system and we have a way for them to get to it through our website, but one… but they’re frustrated that they can’t pick up the phone and talk to somebody. And so we’ve seen it consistently in our reviews, and now we’re going to change it.
We’re making changes. Today we don’t have them yet, but we are making changes to better communicate with our tenants who want to talk to us over the phone. We’ve basically started chatting with people on our website. We have started hiring people for this communication with the hope of answering the phone in the near future.
If all the tenants are complaining and very few landlords and owners are usually quite excited about the review or the company, does it really make sense for you to be worried about it?

I really don’t think so. I think the owner who… Owners are usually very objective. Obviously, not all owners are objective, but most owners are very objective about whether or not a property manager is doing a good job for them.
I would say take some reviews with a grain of salt. I’ve been called a lot of horrible things. My wife and I love hanging out there and every time she gets mad at me I can point out to her that other people think I’m so bad too.
But we’re not ax murderers or anything like that, we’re just property managers doing their best to do their job, and you need to know to take them with a grain of salt.
