E2i Property Management Llc – As elsewhere, the pandemic is having a major impact on downtown. Developers are confident that it will remain a safe place to invest, with the residential sector leading the way. Of the thirteen projects currently under construction downtown, 11 are residential or have residential components. 12 of the 19 projects announced in 2021 are also residential projects. Fourteen projects of all kinds were completed last year. By comparison, in 2020, fifteen projects were completed, fifteen were under construction, and nineteen were announced.
Developers believe the appetite for downtown living will continue. Ten downtown housing projects were completed last year, bringing 429 units online. This was down from last year’s 669 units, but the number of units under construction was an impressive 948 units spread across 11 projects.

Finished. The largest project completed last year was the Ciminelli estate at 201 Ellicott Street. The eight-story building with 201 affordable apartments filled a large parking lot between the library and the Metropolitan Transportation Center. The project’s Braymiller Market will also bring a much-needed new food source to downtown.

Douglas Jemal quickly converted the former Buffalo police headquarters at Church and Franklin streets into apartments. The building was renovated and added 114 apartments and covered parking.
West Campus, a four-story, 48-unit apartment complex at the southeast corner of Maryland and West streets, was completed by Anthony LoRusso. Greenleaf Properties has completed 19 new apartments in the former Hyatt’s Art Store at 910 Main Street. The project is adjacent to the Bosche Lofts project at 916-918 Greenleaf Main Street, which will include 23 apartments and commercial space.
On the eastern edge of downtown, architect Stephen J. A group of investors led by Carmina and developer Roger Trettel opened the Nash Lofts at the southeast corner of Broadway and Michigan Avenue. The project consists of 18 mixed apartments, office and retail space.
Ellicott Development has converted 479 Main Street, a former Hens & Kelly department store, into 15 apartments. Ellicott also completed two projects along Michigan Avenue with six units on the upper three levels at 270 Michigan and a three-unit mixed-use development at 474 Michigan that will house a Tim Hortons.

In Waterfront Village, Ciminelli Realty has completed eight townhouses in the West End project. The largest unit in the project is 3,527 square feet. Sold in July for $1.369 million and is located near the Erie Basin Marina. Twelve additional units are planned.
Schneider Development has added six condominiums to the Warehouse Lofts building at 210 Ellicott St., bringing the number of units there to 36. All of the sold units were previously built in second floor office space.
In progress. About 1,000 facilities are under construction. Downtown is now seeing large projects with 100 or more units. Ten years ago, when the downtown housing market was unproven, a large project would have 30 to 40 units. Today, five of the eleven projects are more than 100 units.
Krog Group resumes work on Trico complex after COVID-19 break. Reuse plans changed during the delay. The project will now have 243 apartments, up from 133, after plans for the hotel component were scrapped. A shopping area and a covered parking lot for 250 cars are also planned. Work on the visible project is expected to be completed by the end of next year.

To the south of the city center, Generation Development Group is completing the first phase of its Silo City project. The $65 million restoration and adaptive reuse of the circa 1906 American Mill & Warehouse building includes 168 residential and commercial spaces.
Development USA is building 166 affordable homes in eight buildings at its Niagara Square Apartment project. It is being built to replace the demolished Shoreline Apartments.
Shortly after purchasing the Simon Electric properties, Douglas Development B. Burns building on Huron Street began to be torn down. This is the start of a multi-phase effort to bring at least 450 units to Simon Square. While no plans have been proposed for an addition to the east side of the Burn building, we believe the 150 units proposed for the property are ongoing.
Work continues on 225 Louisiana St. in the Old First Ward, where the Barcalo Living & Commerce project will bring a creative mix of spaces to the former Barcalo Manufacturing Company complex. Plans call for 116 apartments, 30,000 square feet of light commercial space and covered parking for residential use. The Frieslen Group is leading the effort.

A large three-story residential complex is being built along Virginia Street. Buffalo/Acacia, Inc., located at 254 Virginia Street between West and 10th Streets. Once completed, the Hispanic United building in La Plaza will have 46 one-bedroom units.
Two projects are being implemented in the theater district. Legacy Development is adding 21 apartments on the upper floors of the elegant Theater Place complex. On the same block, Drew Bloom is building four full-story apartments in the former Tent City building at 674 Main Street. Two shopping areas are planned for the first floor.
An apartment building on Lower Niagara Street is being renovated by Cedarland Development. 507 Niagara will consist of 16 apartments when completed. Ten blocks from the School of Medicine in Allentown are about to be completed. Huamei Wang is building a building with a restored facade at 15 Allen Street. Along Michigan Ave., Stephen Development is in the process of converting 151 E. Eagle into a residence. Eight two-story blocks are planned on this site.

BFC partners Oak -Michigan HDFC, Inc., owner of McCarley Gardens. company is teaming up to bring significant change to the residential community on the south end of the Medical Campus. 135 existing units will be renovated, 15 new two-story homes will be built across the site, and a six-story, 212-unit mixed-use building is planned for the corner of Virginia and Ellicott streets.
The Salvation Army is working with neighbors on plans to redevelop its Main Street campus. The social service organization plans to expand its services and privately owned housing at 960-970 Main Street. Plans call for townhouses along N. Pearl Street, a new emergency shelter and a seven-story building with 160 units along Main Street.
Generation Development Group has unveiled plans to convert a second structure at Silo City. Ninety-two residential units and 20,000 square feet of commercial space are planned for the Perot Malthouse. This phase of the Silo City project includes improvements to the site’s green space and waterfront access.
Along the Buffalo River, Elev8 Architecture by Carubba & Company and Utah developer J.B. Teaming up with Earl Company to build The Riv. The 85-unit multi-level, multi-building residential project will be built at the corner of South and Hamburg Streets, adjacent to Mutual Waterfront Park.

On the western edge of the Larkin District, Frontier Industrial Corp. Swan Street Railyard LLC is working with Lazarus Industries on a project that includes ground-floor commercial space and 58 apartments. The L-shaped building with a single-story wing will join a cluster of mixed-use projects that include AP Lofts in Larkinville, 500 Seneca and Seneca Street Lofts at 550 Seneca.
Gold Wynn Residential is working on plans to convert part of the ACB building in Niagara Square into residences. It is planned to build up to 50 apartments.
Douglas Development has refined and revised plans for its One Seneca complex. A three-story addition is proposed to one of the completed retail buildings on the east side of the complex site. The addition will result in 33 new apartments for mixed use.
One of the most luxurious buildings in the city center has a residential future. Priam Enterprises is proposing to convert the upper floors of the Dune building into 23 high-end apartments. The ground floor and garden levels remain commercial space.

In Allentown, Ellicott Development and Avalon Development are proposing rezoning of 138 Allen Street and 71 Park Street. A mix of 4,300 sq.ft. former P.L.U.M. commercial space and 22 market apartments are offered. Buildings are functional. Closer to Main Street, E2I Ventures is proposing a three-story addition to the rear of 46 Allen. Four apartments and renovation of the existing historic building are planned.
Norstar Development has proposed a three-building project at Michigan Avenue and Eagle Street. Plans have been released for two four-unit townhouses along Eagle Street. Norstar also plans a three-story building of an undisclosed number along Michigan Ave.
