In fact, Hometown Property Management has had clients in the area for the past ten years. Then, you guessed it, the economy tanked. “We looked at everything and decided to stick with it,” says Barkis.
After donating his time for several years, on April 1, 2016, Barkis held the opening of a new office located in downtown Yelm. The move is the result of several factors coming together and opportunities knocking.
“Several things have happened in the past year,” says Barkis. “A company in the area decided to make a change and the owner approached us about purchasing the home portfolio. Once we did that, we were in a number of homes (between 140 and 160) that a physical office would support.”
Another factor is the emerging market and the amount of growth taking place in the greater Yelm area, which has included Rainier, Tenino, Roy, Mckenna and Eatonville. “There is so much growth and the whole property management world is busy right now,” he says. “This was a good move for us.”

Thurston County is often cited as the fastest growing county in Washington State, with a growth rate of 5.4% faster than the state average of 5%. Yelm has been the fastest growing city in the county for the past twenty years, with a growth rate of 108% between 2000 and 2010.
Despite the growth, the Hometown Property team found an ideal location for their new office. In November, they spotted a building for sale right next to the Yelm Prairie Lanes bowling alley, close to downtown. “We were very lucky,” says Barkis. “It’s a perfect place for us.” The office is staffed by Senior Property Manager Lori Delong and Assistant Property Manager Rhianna Anderson.
The community welcomed them, Barkis says. “We were received very well. People are extremely happy when they have other choices. Our tenants love being able to get closer to maintenance issues and other aspects of renting an apartment, and it strengthens our relationship with the Yelm community.”
Part of that connection is participating in community events like the Southeast Thurston Relay for Life. “We’ve rekindled our relationship with them and we’re very involved in the Rotary Club, the Lions Club and all the things that the different chambers of commerce do,” Barkis says. “We are a sponsor of the upcoming South Sound BBQ Festival and will be at Yelm Prairie Days.”
Endangered Alameda Terns Get A Secure Home
Growing up in Chehalis, Barkis learned the importance of community. “That’s all I’m about,” he says. He originally started managing real estate as a student at Seattle University. “I was given the opportunity to manage a small apartment building paying free rent,” he explains. “Nothing beats free rent for college students.”
He jumped at the chance to pursue a career in the military when a knee injury sidelined him. When the owner of the apartment building offered him an entry-level job at his property management company, he took it.
“It’s called managing pubs, but it was more like cleaning, painting, draining toilets. I started from the bottom,” he says. He later moved to Spokane and managed multi-family and commercial buildings before returning to the South Sound twenty years ago. Co-owner of Hometown Property Management since 2005, and currently 2.
His business started with a portfolio of around 40 properties. Now they treat 1,200. “One of the keys to success is being integrated into the community and being very active through service and giving back,” he says. “We also offer excellent services to our customers and tenants.”

Now that they’ve opened in Yelm, the Hometown Property team looks forward to getting to know the community better and sharing their services with those who need them. “The rental market is exploding,” he says. “The demand for rental apartments is very high.
