At the CaraCo Development Corporation, we are working to increase the number of trees in our city. The number of trees in our subdivisions exceeds the number of homes, and we actively work with planning consultants to ensure there are trails, green spaces and connectivity in our neighborhoods. In our efforts to reduce solid waste on construction sites, we order materials for each workday directly to the project site, which eliminates double handling, theft and waste, and reduces the environmental impact of delivery supplies. We also recycle our waste materials and require all our transactions to do so as well.

Caraco Property Management

CaraCo Property Management takes steps to support green living in all of our properties. By using water from the nearby lake for its irrigation supply and by personally measuring water consumption in all our units, we help reduce water consumption and increase tenants’ awareness of water use. 70% of our units have programmable thermostats, allowing for energy efficient heating and cooling and reducing energy waste. All of our properties have recycling programs, making it easy for our tenants and staff to live green. Additionally, we are in the process of replacing all of our lighting with energy efficient LED bulbs and fixtures to reduce our daily energy consumption.

At CaraCo Property Management, we make sure your home supports a green and responsible lifestyle. All of our buildings have an extensive recycling program and an organic/green bin program to reduce landfill waste. We also support a healthy and green lifestyle with bike parking, low-flow water features, LED and ENERGY STAR lighting and energy efficient appliances in our buildings and units. Whenever possible we use low VOC paint, and our dedicated team diligently changes filters, updates and maintains equipment, which reduces energy consumption in the long run. Most of our elevators also have a regenerative drive, which stores energy for later use and reduces excess heat, thus producing a more energy efficient elevator.

CaraCo Storage Solutions uses several energy saving features in our buildings to reduce our energy waste. All of our lights run on motion sensor technology, making sure our buildings provide just the right amount of lighting when needed. Our controlled facilities operate on a set thermostat that maximizes efficient heating and cooling of our buildings and units. Our office also uses a recycling program to minimize our corporate waste.

In 2012 and 2013, we worked with Union Gas and Building Knowledge Canada to develop the CaraCo Performance Home 2020. This home was a high-performance home built to exceed standards nearly ten years into the future by reducing energy consumption. The CaraCo group of companies is always looking for ways to improve, striving to incorporate these advanced technologies into most of our new homes, bringing healthier, more comfortable and more energy efficient homes to home buyers.

In May 2013, we were awarded the ESC (Energy Solutions Center) partnership award in recognition of our efforts with Union Gas in the Performance Home 2020 project. This award recognizes us for working in partnership with the local electric company to reduce the use of natural gas through innovative energy solutions.

In his role as CEO, Gennaro oversees property management, land development and fully integrated construction of approximately 100 employees in Kingston, Ontario and Deerfield Beach, Florida. In 2017, he joined the CaraCo Group of Companies in his current role after a 25-year career in land development and home building. Greater Toronto Area. As a graduate of the University of Toronto and a Certified Public Accountant (CPA), Gennaro brings a wealth of industry knowledge, financial acumen and a hands-on management style invaluable to the company’s long-term growth and success in the Kingston and Florida markets.

As President of CaraCo Property Management, Carolyn oversees the operations of 9 residential apartment buildings and 5 commercial buildings. A full-time employee of the company since 1980, Carolyn is a founding member of CaraCo Development Corporation. She was involved in operations from the beginning, managing the development and construction of multi-residential, retail and industrial properties. In 1988, Carolyn earned her Certified Property Manager and Real Estate Broker status and continues to actively volunteer her knowledge and expertise as a director on a local joint board.

Albert is responsible for overseeing the acquisition of new opportunities, existing property management and new construction development in the Florida operation. Albert recently completed the construction and leasing of a new apartment building in Deerfield Beach, Florida. He is a founding member of CaraCo Development Corporation. Albert is currently looking for new development opportunities for the corporation in the Southeast.

Robert built his first home in 1981, which launched a career building homes, subdivisions and various types of commercial buildings. The latter includes the construction of apartments, high-rises, condominiums, warehouses and production areas, commercial offices and commercial commercial buildings. Robert leads the CaraCo team in land development, overseeing progress from the planning stage to the completion of final construction. Under Robert’s leadership, CaraCo has enjoyed the distinction of being the largest new home builder in the Kingston area for over 20 years. Having managed the construction of over 3,000 new homes in the Kingston area and 11 high-rise projects, Robert continues to offer his expertise to the CaraCo Group.

Anita has 30 years of experience in the corporate and finance division of a real estate development company. She is knowledgeable in the management and development of residential, commercial and multi-residential properties. Her responsibilities have included software implementation, accounting and human resources. Over the past 30 years, she has been part of the successful growth of CaraCo Group to become a large corporation.

As Chief Operating Officer, Blake oversees the operating divisions of the CaraCo Group of Companies in both Canada and the United States. He joined the CaraCo team in 2020 from Calgary, bringing with him 17 years of engineering, development and construction management experience with ICON West Construction Corp., EllisDon Construction Ltd. and Golder Associates Ltd. In addition to his work experience, Blake’s impressive educational background has equipped him with the knowledge, skills and vision to deliver exceptional operational results and drive CaraCo’s future success.

Matt is the oldest working third generation member and the first of his generation to become a shareholder in the corporation. Matt’s employment with CaraCo Development began as a summer student as a construction worker in 2004, eventually progressing on site to a construction site supervisor in 2008. After moving to our head office as a project manager in 2012, Matt now holds the position of Residential Manager with responsibility for managing all aspects The organizational and administrative aspects of CaraCo’s residential construction activity.

Lisa handles the detailed management of all residential and commercial leases for CaraCo Group, both in Canada and the US. She is also an expert in property management software, and has led the company through three major software integrations as technology has changed. As a third generation family member and shareholder, Lisa has From a decade of experience as a private and commercial landlord, she is committed to creating communities that are beneficial and enjoyable places to live in. Starting as a private landlord at a young age, Lisa has been renting property to happy tenants for years, and she looks forward to carrying CaraCo Group’s quality reputation for years to come.
