Alex Drake never dreamed that he would live with granite countertops and new stainless steel appliances during his sophomore year of college.
Drake, of Lakeville, Minn., was among the first wave of BlueStone Lofts tenants who moved in on Saturday, when the first 48 apartments opened. These amenities go beyond the modern kitchen to include furnishings, free internet and cable, and a 55-inch flat-screen TV.

Drake teamed up with three others from his dormitory at the University of Minnesota Duluth last year to share a two-bedroom apartment, for which they expect to pay $500 a month.
“We were early,” Drake said, stopping to talk as he used a cart to move into a stereo closet.
They were so early that when they fell last fall, the first wall was just beginning to rise. They have enthusiastically watched his progress ever since. The attractive and all-new BlueStone complex was part of the drag. But its proximity to the university campus settled it.
“The site was really big,” Drake said. “You can walk out the door and see the UMD campus.”

Crews moved last week to get as much done as possible in time for Saturday’s two-story opening of the sprawling U-shaped apartment complex on the eastern edge of the UMD campus.
Duran companies and their subcontractors have been busy installing the last siding, laying the roads, outfitting the lobby area, and even vacuuming the newly carpeted walkways.
“This is a tough time,” developer Mark Lambert said, as he walked briskly from the rental office at 1220 Woodland Ave. To the four-storey building that comes back from the street. “This is when they really make their progress.”

BlueStone Lofts are the first of three housing phases for the former 22-acre Woodland Middle School site over the next several years. Lambert purchased the property from the Duluth School District for $3 million.
When completed, the three housing phases will provide a total of 250 apartments, potentially accommodating up to 750 people.
Phase one – Bluestone Lofts – begins transforming that stretch of Woodland Avenue into a neighborhood in its own right, right through a new bike and pedestrian entrance to UMD.

The entire project – called BlueStone Commons – is expected to cost between $35 million and $45 million and include an array of retail, food and other businesses along Woodland Street.
Lambert doesn’t say much about it yet, but it’s the next stage to tackle. He said an independent restaurant will be built alongside a 10,000-square-foot building that will house six businesses.
Meanwhile, he said the fate of the Woodland Preparatory School building will be decided this fall. This scraping is possible. He had hoped to see it used by the UMD or the College of Saint Scholastica for educational purposes, but that didn’t work.
“We’re still talking to potential users and still hoping to reuse it, but so far, we haven’t found anyone using it,” he said.

BlueStone isn’t Lambert’s first Duluth project. Its summit management is also behind the student housing complexes Summit Ridge, Boulder Ridge and Campus Park in Duluth.
Total apartment rents in BlueStone Lofts range from $895 to $870 per month. Tenants have individual leases, which frees them from the obligation if their roommate moves in early. Single monthly rents range from $500 to $800 per person plus about $50 for utilities, depending on the square foot space and the number of people in the apartment.
For many student renters, this high life while attending school is only possible due to financial assistance from their parents.

“It’s very safe,” she said. “You must have the key to get in. I’m so glad he’s staying here because of security. I didn’t want him to stay in a regular apartment.”
