Bergin Property Management – Having worked in the private equity real estate industry for some time, I saw a need in the market for clients to get more institutional quality services. From my previous experience, I had developed skills that I knew clients needed and founded 3E Management in 2016 to take clients to the next level.
Since the company’s inception, 3E has helped more than 200 clients with fund, investment and waterfall services; and has had more than $26 billion in deal transactions for all types of real estate in the past 18 months.

After I started 3E, I saw that many clients needed help with financial modeling. Instead of starting each model from scratch, I made the decision to create standard Excel template models and founded Top Shelf® Models. In this way, the templates were available to people who already knew how to close private equity deals and who might not need our advisory services through 3E.

After both ventures, and after building a team of analysts, I found it difficult and time-consuming to train them on how to close deals. This led me to create Top Shelf® Academy, which has several private equity real estate courses, to help with internal training at 3E and external training for people looking to get into private equity real estate.
Could you give our readers an introduction to your company? Maybe you can tell us something about what you do and what sets you apart from others?
I have learned that starting your own business is never easy. My biggest challenge was finding a good, reliable team. I could only grow my client base like this during the first 2 years of 3E when the team was just me. It wasn’t until I realized that your company is only as good as your team, and was able to hire and train new people. Now we have a good dynamic between our finance and marketing teams: they bounce ideas off each other and rely on each other to succeed.
I am most proud of a strong team. I’ve trained and taught them to be good at what they do, and it’s made us grow exponentially as a company with the number of deals and customers we have.

Let’s say your best friend visited the area and you wanted to show them the best time ever. Where would you take them? Give us a little directions – suppose it was a week long trip where would you eat, drink, visit, hang out, etc.
If my best friend were to visit Dallas, some of the most interesting places and things we would visit throughout the week are:
The Katy Trail, Lakeside Park, The Knox-Henderson area, The Perot Museum, The Dallas Museum of Art and The American Airlines Center for a Dallas Stars Game.
I want to dedicate my shoutout to Nori Lietz, a professor at Harvard University. I worked with her for several years and years ago she was the one who gave me the confidence to start my own business. To this day, I still guest lecture her class.

Los Angeles and Mark Tom Bergin’s is determined to get an eight-story neighbor to replace the bar and restaurant’s parking lot.
A developer filed pns with the city Monday to build 800 South Fairfax, a 209-unit apartment complex on the corner of Fairfax and Eighth Street in Miracle Mile.
The bulk of the development would arise on a plot now occupied by two apartment buildings. The buildings contain 40 apartments, at least some of which are rent-controlled, city records show.

When developers demolish rent-stabilized units to build new rental properties, they are required by the city to make the new building rent-controlled or include a certain number of affordable units for low-income tenants.
800 South Fairfax is taking on affordable units — and it’s using at least some of those units to qualify for the city’s transit-focused communities program. The program gives developers the ability to add density when building near public transportation hubs, if they include affordable units.
A few members of the Los Angeles City Council have called the practice of using the replacement units to qualify for “double dipping” density bonuses, and have introduced legislation to stop it.
Designed by the Venice-based Reed Architectural Group, 800 South Fairfax would feature a amenities deck, some balcony units and a small tree-lined paseo that would run between Tom Bergin’s and the development. Parking for the project would be provided on three levels, two above ground and one below, with a total of 239 spaces.

The owners of both the existing apartment buildings and Tom Bergin’s property are LLCs, which makes tracing exact ownership difficult. But in state records, they all list the same manager: Chris Clifford, vice president of the Vegas office of Colliers International, a real estate management and investment firm.
Public records show they paid $4.6 million in July for Tom Bergin’s and $15 million in April for the two apartment buildings.
The owners opposed the ndmarking and were in talks at the time to sell the site to an unnamed developer for a mixed-use project. After pleas from the owners, the marking has exempted Tom Bergin’s parking lot, which will now make way for the apartments.
