I have been living here since November and was very interested in moving out as it seemed such a nice and peaceful place with a great location. However, my nightmare started shortly after I moved in because my neighbors started making noises non-stop from 11pm to 7am when they got home from work!!! This is crazy!! After politely approaching them to resolve the issue, he slammed the door in my face and said, “Have a good time.” I couldn’t believe that such vulgar and careless people live here in Newport?? After discussing it with the management team they said there was nothing they could do and I would have to stay up all night and record the ceiling to prove they were making noise. This is absurd! They want me to stay for 8 hours and record the ceiling of evidence instead of solving the issue themselves? This issue continues to this day and we are still dealing with the same issue. Even after police intervention, many more complaints and contacting Irwin’s company, the team at Baywood’s still doesn’t bother to initiate any sort of assistance. So please ignore all the negative reviews about this community because I wish I had and I’m counting the days until my lease is up.
I’ve been living at Baywood Apartment Homes for a few months now and was very excited when I first got here. They were renovating the hot tub near my apartment, the location is very close to many places I like to visit and hike, and overall it’s a great place. However, I became disillusioned with this place as more time passed. The service team does not care about any problem you are experiencing and nothing is urgent. It doesn’t matter if the shower is broken, or the sink, or the dishwasher (all of which I’ve experienced in a very short time in my life here), they don’t take it as an emergency and move at their own pace. The people at the front rarely answer the phone, and when they do, they aren’t very helpful in solving problems. Finally, if you enjoy having friends or family over, good luck with parking. No more than 2 cars are allowed in the apartment, and the parking lot fills up very quickly at night. Whoever designed this complex missed the mark by a mile when it comes to the fact that most adults living in apartment complexes have their own cars and must park them where they live. Overall, great location, but everything about actually living here is subpar.
Everything about this place, price, location, people who live and work here. I bought more than 8. The ceilings, the 2nd floor layout….amazing!!! It’s a 10/10 for me. I have been living here for about 8 months.

It looks great from a distance and online, but once you get up close and personal, things quickly fall apart. After 6 months of living here, I can honestly say that not a week has gone by that I haven’t regretted moving out. First, the management office almost never answers the phone during business hours, and it’s a miracle if you get a call. at all. There are crawlers and rats throughout the complex, and it’s not uncommon for them to end up in massive holes from the terrible quality of construction. Second, they are undergoing a massive renovation that they say is on time, but based on the original timeline they sent, they are now months behind schedule. In all the time I’ve lived here at the laundromat, at least half of the machines are broken, and the other barely works and requires multiple cycles to properly wash or dry the clothes. When management is asked to address any of these issues, they are very concerned and say they will fix them. But from personal experience and what my neighbors have told me, they never keep their promises. I could go on about a hundred other reasons why I shouldn’t live here, but I thought I’d list the main positives for a fair comparison. Disney movies are played on the lawn once every 2 months. And the location is good if you like fashion island. That’s the only positive thing about living here. We hope this will help you make your decision when choosing an apartment. Because if I could do it over again, I 100% wouldn’t live here.
