Amelin Property Management – Amelin Property Management has submitted a request for zoning bylaw revisions and master plan approval to the City of Toronto, proposing to build a 37-story tower on the property located at 95-131 Balliol Road. The new building was designed by BDP Quadrangle.
The site is located south of Balliol Street, east of Yonge Street in Davisville Village, and a 5-minute walk from Davisville Metro. The new Crosstown LRT will be one stop at the Davisville station, providing better transit and connecting residents to future development and expansion.

The architectural style of the surrounding area consists of many low-rise, mid-rise, and high-rise buildings, some of which contain residential and office buildings. Many are mid-20th-century rental homes in Tower-in-the-Park style with dedicated parking spaces, gardens and lawns, and some high-rise townhouses, which have provided opportunities for commercial development. and revitalization of the area, consisting mainly of new high-rise residential towers that typically replace high-rise residential buildings or fill space on existing sites.

Off the 155th Street north of Balliol, the Balliol Park Apartments are a 14- and 30-storey tower block that in 2016 replaced a two-storey townhouse previously on the site. Located to the west of 155 Balliol, the 39-storey tower is proposed to replace one of the 2-storey apartments on the property at 45 Balliol Street. South of that proposal is another 39-story mixed-use building at 50 and 64 Merton Street.
Balliol site 155 currently has a building block of 18 storeys on the eastern part of the site with a surface area of 21,525m² and contains 267 units. On the western part of the site are 19, two building the city store. It is on this western area that a new building of 37 floors will be built with a total area of 32, 114m². Existing townhouses will be demolished and replacement rental housing will be provided in new buildings.
The proposed building has 440 residential units consisting of 37 studios (8.4%), 261 one-bedrooms (59.3%), 80 two-bedrooms (18.2%), and 62 three-bedrooms (14.1%). 229 parking spaces are proposed with a total of 904m² of parking space.
