Allied Property Management Cda – ATLANTA — Complaints of canceled repairs and unfair evictions prompted Channel 2 Consumer Investigator Jim Strickland to talk to metro tenants of a local corporate landlord.
Waypoint Homes rents thousands of single-family homes across the metro, and that number will double after the company merges with another rental giant. This fact doesn’t sit well with local tenants, who call Waypoint Homes an absentee landlord at best.

Waypoint Homes’ corporate records show it is an Arizona company with 5,000 rental homes in metro Atlanta. In fact, Atlanta is the company’s No. 1 market. On Thursday, Starwood Waypoint, Waypoint Home’s parent company, merged with Invitation Homes. The combined portfolio of the two companies includes approximately 82,000 single-family homes. In a press release the company stated:
“The merger brings together best practices, technology and personnel from both organizations to create the premier single-family rental company in the United States, with an unparalleled ability to more efficiently deliver enhanced service offerings to residents, continue to invest in local communities, and generate value for stockholders.”
Waypoint Atlanta’s Facebook page contains scathing reviews, including one posted by Lassiter and his partner, Christina Howard.
“Congress will take action to get them to come in here and fix something,” Howard said.

Howard and Lassiter said it took four months for a repairman hired by Waypoint to fix a damaged floor and four trips to replace a leaking water heater. Howard said the lack of professionalism of the workers really frustrates him.
“A contractor showed up and literally came to do maintenance on our house in a bathing suit, shirt and flip-flops,” Howard told Strickland. “The next time he came out, he was wearing pajamas.”
Hunnicutt said her family had to break the lease and vacate after a string of septic backups. A company that pumps out septic systems wrote, “This house needs a new system, it’s just a band aid.”
Waypoint claims Hunnicutt runs an informal catering business from home, taxing the system, but she denies it. The company admitted of Howard’s house, “We failed to live up to our high standards.”
Nothing But Issues’: Complaints Mount Against Popular Rental Home Company
“There’s always room for improvement,” Charles Young, chief operating officer of Starwood Waypoint Homes, told ABC News Chief Investigative Correspondent Brian Ross. Young will continue to operate Starwood Waypoint after the merger with Invitation Homes. Ross pressed Young about complaints about slow repairs and an aggressive dismissal record.
“We’re in the business of housing families. That’s what we do,” Young said. “Eviction is always a last resort.”
“One-third of their rental units have filed for eviction,” said Michael Lucas, an Atlanta attorney who co-authored the Federal Reserve study.
Compared to traditional landlords, “corporate landlords are much more likely to sustain a foreclosure,” Lucas told Strickland.

“The way a large out-of-state landlord runs a rental property often creates more instability for the tenant,” Lucas said.
Howard and Lassiter told Strickland that they were threatened with eviction because Waypoint’s website didn’t accept their rent payment.
“I was scared because I didn’t want to get evicted from my house,” Howard said. “We’re just trying to pay our rent.”
Strickland met Williams in Loganville, where more than half of the homes are Waypoint rentals. Williams complained that he had to pay out of pocket to fix the garage door because it was open, and the owner said it would take three days to repair it. Williams said it was a safety issue. The company is reimbursing Strickland after he called a Waypoint representative about his complaints.
