Once you’ve invested in a rental property or you find yourself wanting to rent out the home you’ve been living in, you have a few details to take care of. You need to prepare the property for the market, get the necessary insurance, and make sure you have a reserve fund to cover unexpected maintenance costs, vacancies, and other potential expenses.
Aborn Property Management
This can be done on your own or with the help of a San Jose property management company. The best option for you depends on your level of expertise regarding rental laws and best management practices as well as the amount of time you have to take care of your investment and provide a great rental experience for your tenants.

There are some cases where landlords are well positioned to manage rental properties. If you have experience leasing and managing homes and you have good relationships with vendors and contractors, you can do a great job of renting your own home. You should also know the laws related to your property and your tenants. They have changed in the last two years, and they are very strict.
Self-management gives you more control over the day-to-day operations of your rental property. You will make all the decisions about how your property is maintained and what is expected of your tenants. You will also have the opportunity to establish and maintain close working relationships with your residents and you will gain experience in managing a rental home while you do it yourself. This will be an advantage for owners who want to build a portfolio of rental properties and grow in the real estate and property management industry.
However, there are many risks involved in managing your own home. Mistakes are easy to make, and they are often costly. If you try to charge a pet fee for a service animal, you will find yourself violating some fair housing and anti-discrimination laws, for example. A security deposit that is returned late will land you in court. There are often opportunity costs as well for self-managers. You basically take part-time and in some cases full-time jobs.
When you work with a professional San Jose property manager, you leave all the details in the hands of an experienced professional. You also save yourself time. No need to rush to the property when the toilet leaks. You don’t have to pay rent or chase rent late. There will be no need to confront the tenant or resolve the dispute. Instead, your property manager takes care of all that, and they’re doing it with tools and resources that self-managing landlords don’t have access to on their own.

You are also free from having to manage tenant relations. It may be difficult to enforce your lease agreement or listen to the list of complaints a tenant may have on any given day. Property managers provide a buffer between you and the people renting your home.
There is also very less risk. Your property manager will understand rent control laws, eviction restrictions, security deposit laws and all the differences between pets, service animals, and companion animals.
You can also expect to save money with professional property management in San Jose. Many people have the idea that self-management is cheaper for property owners. It can often be more expensive. Property managers generally fill vacancies faster with more qualified tenants. You will also benefit from preferential discounts that many contractors and vendors provide to management companies due to the volume of work they provide.

Andrea G. Caldwell grew up in Northern Nevada in a farm family that loved real estate. Andrea’s parents and grandparents owned a rental house and Andrea bought her first investment when she was twenty years old.
After matriculating from a local school in Fallon, he earned a degree in Elementary Education and a minor in Business from the University of Nevada Reno. Andrea met the proverbial fork in the road in 1977 when she started her real estate career after teaching for a short time. She attained her broker’s license not long after and with her partner established a real estate company serving around her local community. Nine years later after selling the company, he crossed state lines and began a long career in residential property management in California.
Andrea joined a successful Century 21 sales office, where she quickly expanded their management portfolio and began looking for opportunities to network with other property managers. As a result of that search, he and five fellow managers established a local chapter of the National Association of Residential Property Managers.
She eventually served as local chapter president and then rose to the national level, attaining national president in 2004. Andrea holds two professional designations and continues to serve her industry through NARPM, by acting as Education Chair for local and state chapters- Ambassador to all chapters in California . Andrea remained with the Century 21 network for thirty-three years until she happily joined Aborn Properties in 2019.
